On southpoint, workers dont follow covid protocols, no mask, alot of mice, mold and cockroaches.Tammy is very unprofessional as wellElevators are always slow and broken. use it at your own risk really they need better people for the office and maintenance.What a place to AVOID.

Larry Uteck properties does not have enough parking space to accommodate the number of tenants. Don’t get me wrong, it’s not the property managements fault, they are absolutely phenomenal at everything they do. It’s the owners fault. He allows rent to be ridiculously high with no regard for tenants parking.After realizing this and having to pay an extra 130 bucks a MONTH for underground secure parking and having to watch from my 8th floor apartment seeing people struggle who pay 1800 a month and up for a *luxury apartment* is just mind BOGGLING! Whoever is realizing this and feeling the frustration, the owner’s ~designer~ office is located at lord Nelson hotel and suites on South Park street for you to voice your opinion (I used to work there). I’m fed up with this and will be a major deal breaker while I see places with $30 and under for under with better accommodations.

What makes Peninsula Place a great building is the current on site buildingmanager and staff. The building is meticulous cleaned everyday and any problems areaddress immediately despite the owners (Universal Property Management) habit of a yearly rental increase without adding any extra value to the rental units. If you are looking for awell keep building with a super friendly on site manger who will eventuallybecome your friend instead of an authoritative site manager than this is theplace for you. But don't get me wrong, if you do break the building rulesthan the building manager will become your worst nightmare.

April 30th 2019 gave notice to vacate.Dec2020 nothing was rectified.On May 21st 2019 been told by Cory Barton the property manager of Ocean BreezeI'd be subject to random entry's with out without notice when people come from off the street .His exact words were wtreat it like a barber shop" accepting walking ins .So I guess my home isn't my home anymore.However

This is a shady company. Their office texted me asking me to directly pay half my rent to a third party, as they had made a mistake and only took half from me and it needed to be corrected immediately. So I did. I have a formal document from my building that verifies it was their office number that sent me that text. They have been claiming I've been late on paying that amount ever since that event. I have responded to them WITH SCREEN SHOTS showing my intent to pay the full amount, them taking half, and their own text telling me to pay the other half to the appropriate party, and my payment of that other half. But they have consistently ignored my replies, as the building manager obviously doesn't want to acknowledge her negligence, and just continually act like I am intentionally not paying them.I was going to give the company the benefit of the doubt and have tried reaching out to people higher up in the company, but again, I'm getting ignored. I try calling their office and it just rings and then gets hung up.They are either crooks or just completely incompetent.

I do not recommend renting with this property management team. My spouse and I have been tenants at the Abigail apartments for approximately six months and our experience has been anything but pleasant:- Staff has a tendency to be timely when responding to inquires via e-mail. However, in reference to tenant inquiries, managerial members (head office) do not comply with the same practice. When having limited success with on-site staff, we made numerous attempts to address issues with head office. After weeks of e-mails, phone calls and providing documented concerns, management responded, recommending we direct our concern to the property management team.This not only shows a lack of professionalism, rather, an open disregard for client well-being and satisfaction.- Several maintenance inquiries have been previously logged for completion and left unaddressed. Other cases have been addressed and required further attention, yet staff has not made an effort to follow-up and complete. For example: the hardwood flooring has moved in our unit. When a maintenance employee assessed the situation, it was expressed that the exposed materials beneath the floor could be hazardous to our pet.- Upon arrival as new tenants, our apartment was not cleaned properly. Property managers were made aware of the conditions and neglected to work with us for a solution – or show any concern for our situation. Prior to moving in, we were obligated to fully clean our unit; removing the filth from previous occupants.- Noise complaints were falsely filed against us (our dog) within mere days of our arrival. The complaint filed outlined that our dog was barking at late hours of the evening. We advised staff that this could not have been our animal. Despite providing evidence, management has showed no concern when we followed up to confirm the status of this accusation, as we requested that it be removed from our records.A meeting was requested with management, and left unacknowledged.--While the residence we currently occupy is visually appealing, I highly encourage prospective tenants to not inquire with this company.

I am writing this review to appreciate the work of your property manager Laurenda Sabourin. Since the day, she has taken over the responsibility of Bayer's Park 1 building, everything has changed. Follow ups, maintenance work, building cleaning, communication between tenants and property manager. She is polite, professional and looking after all the maintenance need of tenants without any delay of 24 to 48 hours. I lived in Bayers park for almost 2 years and she is the nicest property manager I came across in my time in Bayer's.I would like to give her 5-star ratings for her customer service skills.Best Regards,Ammad Wasti

One of the worst the management to rent with. The management expects us to live on the broken stuff and when you complain they get furious (especially because the property manager is very rude). I also understand that it may take a while to fix an issue, but this doesn’t mean disrespecting the tenants.Based on my personal experience, I would never recommend these apartments to anyone.
