It is almost 6 years since our beautiful Smallworks Laneway house was completed. We thought we would write a review now to let people know how the attention to detail that the Smallworks folks are known for pays off.It turned out to be a great design and very well executed. Without exception, the people were wonderful to work with. All of our friends and family members who've stayed there have fallen in love with the place. We are very happy in our coach house and while there are mostly great things to say about the experience there is a lot left to be desired. We wasted a lot of time with the architect in pre build on a plan that the city doesn’t allow and post completion attention to deficiencies has been very slow. Cory and Brooke have been the most professional and amazing people to deal with but the rest of the customer service could use some improving.

We just completed our LaneHouse project with Smallworks and we couldn’t be more pleased with the final outcome. Along every step of the way we felt valued and respected. We were very involved in our project, from design to completion, and during each phase of the project we felt that we were all working together as a team towards our common goal of building our dream small home. During the design phase we worked closely with architect Brooke Dedrick (who now has her own firm) who listened carefully to our concept ideas and then created a stunning design that transformed our vision into a beautiful design. We worked hand in hand with Brooke in choosing all of the exterior materials as well as the interior hardware, custom doors and windows, and fixtures. The build phase saw a transition to working with our next partner, our incredible, detail oriented, communicative, and responsive site supervisor Claudio. Claudio and I were in frequent contact during this phase, and he over saw the trades and every detail of the construction. With Claudio at the helm, we felt supremely confident that the build phase was in very competent hands. There was never a compromise in accepting less than what we were hoping for from the trades, as Claudio was always there to coax, cajole, and encourage the trades (all of them excellent) to meet the standard that we were hoping for. Finally, the project went as smoothly as it did in no small part due to the behind the scenes magic of Robin, who ordered and tracked all of the materials and kept everyone in the loop and the supply chain humming along. We are thrilled with our new LaneHouse from Smallworks and we highly recommend them if you are considering building a quality small home of your own.

We contacted Smallworks in order to assess the feasibility of a laneway project. While we ultimately decided not to go ahead because city regulation limited our potential square footage to 300 ft.², Smallworks was very helpful throughout the whole process. Robbie was very transparent and worked hard to gather all relevant information from the city which helped us make a decision efficiently. We wish we could have proceeded with the project. Would highly recommend!

Smallworks contructed our beautiful laneway house almost 10 years ago. We had an issue with our boiler lately, and the owner Jake responded with useful advice the next day. Yes, can you believe this? You don't need to waste too much precious time with other companies. Smallworks are the Gold Standard. Our next project is theirs.

They custom built our laneway home, and walked us through every step of the process - every team member helped make the process enjoyable and straightforward from design to permitting to building. Dream becomes true with Smallworks. It took one year to design and get permits, another 7 months to build, but it’s definitely worth for waiting. The on-site coordinator is fabulous! He took care everything, and make sure the progress is on track. Do visiting their projects, and you’ll love the design and quality of the work like we do!

We hired Smallworks February 2015 to build our laneway, after over a year they told us they submitted the drawings to the City for building permit. Continuously asking for updates, Smallworks repeatedly said that the drawings are with the City and that the delay is out of their control. In May 2017 we finally got in touch with the City engineer that was responsible for our permit application, and he told us that Smallworks never submitted the drawings for permit and that in fact they were closing our application. When we asked Smallworks to advise, they told us that they need more money before they can submit the drawings for review (I have few emails from them saying that the drawings were submitted). Now we are asking to pay ask back the $10k we paid for building permit, but they will not even respond to our calls.Smallworks is dishonest.Over 2 1/2 years and we have not heard from Smallworks why the design drawings were not submitted to the City.

With much gratitude and appreciation for our beautiful custom laneway house built by Smallworks. Jake and his team did a wonderful job and we couldn't be happier. Competent, talented and meticulous in every aspect! This has been a wonderful transformation for our Family. Thanks again !

Smallworks built our laneway home in 2018. The design was beautiful and the millwork was outstanding. Construction started on time and there no serious cost or time overruns. When there were miscommunications, they were all resolved to our satisfaction. The site manager (Claudio) was phenomenal. I would highly recommend Smallworks to others wishing to build a laneway.
