Max Condos

Staff is amazing but I have a really cheap price for my current rent and I wouldn't pay more than 1,600 for a one bedroom. Me looking at prices going for 2100-2300 I would personally look somewhere else. The area is sketchy, amenities are okay but dont even have a pool. For that price you can get so much better in other buildings.

The office used to be really nice and caring. They have a policy about bike parking and we are not allowed to bring any bikes up to the unit however, the parking area they provided underground is not strictly watched and really bad, so people are bringing their bike home and the security guard and the office are understanding.Now I guess they recently changed the guard, they do not upgrade the security of the parking lot, but they wanted people to leave bicycles in their unsafe open parking areas which they called bike room". People's bikes got stolen

We lucked out- our landlord isn’t raising our rent by thousands but rather 10%. This building is not rent controlled so you can be forced out by not being able to pay an increase in rent.Inside the building is amazing, clean taken cared off. The gym could be much better and cleaned better. Study room is really nice and useful.Now, why does every condo just expect dog owners to not be lazy? Every condo lobby in Toronto is basically a dog bathroom and 77 mutual is no exception. 5 trees are not enough for 600 plus units.There is always construction, emergency sirens or a someone screaming. They don’t factor that into the $3200 per unit (2BDR) cost unfortunately.

Staff at front desk is super helpful!! Talvin and Jameel helped me get my car out after the big storm in Toronto and I couldn’t be more grateful!! They brought out salt and shovels and saved my day truly. Living in the building feels a lot safer with the great staff around, everybody is super friendly as well! Thanks Talvin and Jameel! Also living downtown you’ll always get exposed to drugs/homelessness but the building has managed to keep things safe around here. Any complaints or sketchy things you notice, you can report them directly to staff!!

No complaints so far. When I have issues I send an email or call Cameron and he follows up pretty quickly. There's no short term rentals allowed here thank god. Securities are nice and tries their best. Things are relatively quiet at least on my floor (4th floor).

Favourite condo I have lived in so far! Spacious unit, HUGE balcony and my floor is quiet. The front desk and lobby is amazing and the amenities are nice. Really happy.Edit: Forgot to mention location duh. Lol. Super close to everything I need, I walk everywhere. I love it

The location is amazing, and it is not at all expensive. There’s a lot of vagrant homeless and drug people in the area, but honestly, that’s everywhere downtown.

BEWARE OF 1701****NO RENT CONTROL, land lord is terrible. Raising rent by 35%. Management company land lord uses are unprofessional and do not respond to concerns. Continues to book showings, even though I told them I am in COVID isolation.Building itself is great, front desk and security are very kind and personable. But again, no rent control on this building.

do not rent unit 1810, I repeat do not rent unit 1810.Greedy landlord will try to rip you off every possible way, worst experience I ever had in my whole life.Can’t believe people this disgusting still exist now.Don’t rent it. Take my advise, you don’t want to go through what I’ve been through
