I am the owner who living in YCC 460 condo, my unit had a leakage in the washroom that affected downstairs neighbor last year that caused more than $3,000 for the restoration . I need to make a claim to my insurance company, during the claim processing the claim adjuster needed some documents to prove the damage. When I talked to the Property Administrator Miss Anna Georgopoulos, she was very kind to help me getting some documents that I can provide to my insurance company. Later on the insurance company needed to have more detail information. Anna and Aziz Virani (Property Manager) also gave me a hand to solve this matter. Have had issues with the upkeep of my property since I moved in 3 years ago. Property Management is slow to respond, and lately has been non-responsive. There is multiple issues that have not been addressed and a few are safety hazards. ie water and ice pooling in driveways, no maintenance of stairs in public common areas during the winters and dead or dying trees not taken care of.

I recently moved into our condo and had a great experience with Larlyn Property Management in providing services. Especially Anna Georgopoulos - Property Administrator is so supportive and she assisted me to set up everything when I first moved to our unit. Thank you again for all the help and I really appreciate it!

Every snow fall they seem to think our driveway doesn't need to be accessed piling snow blocking any ability to leave. If we are lucky and the 80+ year old neighbour takes her car out (very rare occasion) we can slip by. But currently Pay to get blocked in. Fantastic service. Brainless as usual. Reviews seem to all be just as poorly treated

I owned a condo and fortunately I’ve sold it. Condo fees are too high for such a poor quality and service. Very bad communication, not responding to the calls, emails or voicemails. My closing date was on March 30. , and they took the money for condo fee for May, must be some mistake and miscommunication between lawyers and condominium head office but I still haven’t received my money back.Terrible management, very bad experience for 2 years living there, and wouldn’t recommend it to anyone.

After neglecting to provide adequate basic exterior maintenance services all year like window cleaning or lawn care (all lawns are now parched dead patches of sod and dirt, and windows are filthy) Larlyn had the fantastic idea to crack down on the real problem with the Station West community: peoples’ Christmas decorations. All residents received stern letters warning us to remove anything festive or cheerful from our homes’ exteriors, including any Christmas lights or holiday wreaths since they were “violating the rules of the condo corporation”. Since practically nobody complied to this ridiculous notice, they then went house by house taking photos of the offending holiday decor and sent lovely festive warning letters threatening fines to anyone who wouldn’t take down their ornaments. I have never before seen a property management company decide to enforce a ban on Christmas lights (!!!) and wreaths on exterior doors. For a company claiming to prioritize “community” what a great way to sour relations with its residents. Christmas decorations are a meaningful and harmless way to bring some light and cheer in the winter. It’s like a bad joke that residents were treated in this manner over something so harmless.

There may be a monopoly on property management but kindly do not purchase anything managed by Larlyn. It has been such a shock.

An extremely poorly owned and run company I have owned a property under Larlyn for 7 years, I have made tons of calls to look at the trees that are rotted and breaking, many times there have been wind storms with a huge mess after that they leave for months on end before attempting to clean. Snow removed services suck and when you call to inform them no one cares.I have told by after hours emergency that my broken water Main isn’t important and can wait until Monday.My windows has been broken since December 2021 it is may 2022 Vice President Oneila is extremely terrible at her job and lies and when work will be done or about setting work appointmentsWould not recommend to new buyers such a scam, high condo fees for terrible service and lack of care from owners

Working with Michael and the Larlyn team has been fantastic. He is responsive, polite and trustworthy. I would definitely recommend working with Michael and his team.
