Just moved here... hasn't even been a full week & we currently do not have water. Its 10:30am on a Friday & no one in the office is answering. I also tried the 24hr maintenance line, i am met with a recording: This person is not taking calls right now" a bunch of beeping & then the line disconnects. I am currently in my first trimester & I am suffering from hypermesis gravidarum. (severe morning sickness) Water is very much needed right now. My family & I are very displeased that we are without such a detrimental resource. Our lot fees are paid.. which seem to be outrageous in price compared to other parks in Red Deer fyi. We figured it would be a "get what you pay for" type of thing though. & looked forward to the commodities that the park offers.At this moment it seems to have been a huge mistake choosing RedDeer Village to be apart of our first time home ownership.Edit*** 11amWas able to talk to someone in the office

A mobile home, for the most part, is a Mobile home... minus some very specific luxury homes built for that specific reason. Tell me if I am wrong here.A mobile park, for the most part, is a Mobile Park. Some may offer, or plan to offer certain amenities and services but you tell me what I am getting for this Price difference:My personal 2 bedroom Appartment (heat/water/cable/internet/Sewer/Giant Deck/All Repairs Covered minus a toilet clogging!) - $840Cove Communities Lot Rent (Some Grass and $50 cable/internet package, Sewer services?) - $825 (for a grass lot with no trailer on it) Also from what I have heard and read, there are questionable tenants and happenings within the park still, which was one of their justifications for raising rents 2 years ago... to help stop and prevent these issues.Mustang Acre Lot Rent (maybe no services?) - $480I personally would rather pay the low lot rent and have the option to pick my own packages for services that would decrease the cost of living substantially.Also, for any individual interested in buying a Trailer for the purposes of a business venture like renting or even renovating to resell, this park has become nearly unviable as a business opportunity, which is what I entered it for originally, and am about to take a $30-40,000 bath on my investment simply because any interest I may have in my Trailer (brand new rebuild from the ground up, fully framed, peak roof, hardwood floors, granite counters, walk-in shower AND Jacuzzi Bathtub, and more), is completely negated by the insane lot rent that these people want to charge. I do have a renter in there that pays $1350 a month, but technically even so, the renter is paying $825 to live on Cove's Grass, and only $525 to live in a luxury trailer so Cove makes more on their Grass than I do on the actual Dwelling. Sounds fair right?How can you compare a LOT RENT... meaning you would pay $825 to live on a square flat of GRASS without a Trailer on it, to full service Apartments and Condos that price virtually the same or within +/-$200? It is unbelievably greedy and there isn't a single reason, service, or amenity that can justify that. Hell, for $840 a month, I get an ACTUAL apartment that is almost the same size as the ENTIRE LOT they offer for $825, and we still have a yard outside if you really want to use it! Also take that $825 and multiply it by something like 400 or so Lot Rents and see the magic number of about $330,000 they are pulling in EACH MONTH on some grass with some minor city services and tell me they don't have some margins to play with lol.With all the latest lot rent increases, we should be seeing a gated community with a swimming pool, exercise room, games room, ect in it by now lol... I mean it would only probably take their income of a month or 2 to fully fund everything I just mentioned! You can also probably safely bet that they will be raising the Rent AGAIN by next October which is the shortest time that they can possibly do it. Why not go for 3 years in a row right?Warning: Incoming message from owners saying how their rates are comparable" to others in town. We can compare apples to oranges too

WAY too expensive for lot rent ($825/month). Guessing there will be more rent raises coming in the future too! Keep your so called amenities" or pay for them yourselves! Not like we can actually use them during these times anyway.No compassion in the time of COVID-19 to their tenants. Revoked Late Fees during the time the Government forcibly mandated it

We lived here for the past 7 years renting from the former management. They rented us a dump. When Cove came in we seen marked improvements. When we had a major issue they were right on it , worked with us around schedules and were very kind. We ended up buying and I know that folks think that the rent is too high but it really is within market rates. We get a cable package, option for free internet (I stuck with shaw) but I also do finances for group homes and pay their bills. Trust me we don't pay water, sewer, or garbage that is a 110.00 to 130.00 per month plus we only pa city taxes on the buildings on the property not the property itself. Mine was only 261.00. What do you think they pay on the land. Think people. They are really trying to improve this place and I love it here and feel safe.I have great neighbors.Tammie

Live here? Try working here, Northside Owners, park Manager and office staff the worst experience ever. Not surprised it was sold and wish New Owners luck in trying to clean up mess left from Trailer Staff.

MLived there for 4 years. Never late on rent nor disconnected by any utilities or services. Kept the property clean and undamaged and actually made improvments in multiple ways inside and out. Neighbours were met with respect and returned it. This ended up not being enough for the staff to allow us to stay. We met the requirements and accepted the increase in rent at the signing of each yearly lease renewal. After 3 years and 10 months we we're informed that Northwood would not be offering a renewal to us and we would be required to move out by the last day of he current lease agreement. There were many issues in the time we resided here that I informed the staff of in writing and by their required courses of action. Most of these problems and issues I brought to their attention were serious and in need of immediate inspection, and maintenance or repair. There were dangerous unattended issues, I spoke with and filled out the required forms for that never got attended to. I also rented a spot i the compound lot for my motorized camper and for some reason when I had it out of the lot, the staff rented it to another tenant but had no problem charging me for the rent without my knowledge of the double use and rental of my specific and contacted space. Upon return we were surprised to see our stall full and angered. Never got the money back for the two months paid for and used by another renter who must have paid aswell. The first two years of the compound was a reasonable monthly price but as the security of the lot deteriorated they increased the rental price and standards of expectation of the contents allowed in the lot. My insurance company wouldnt give me seasonal or parked rates because of the status and lack of security the space offered. The truth about Northwood Estates or aka Lansdowne Equity Ventures is disgraceful and I would stress to anyone considering moving or buying to find anywhere else. Owners placing their trailers on the market have been cherry picked by the park and causes extremely difficult and lengthy sales. Again find anywhere else and don't believe the lies they tell you about fixing or repairs of the proposed property. Read the application and lease agreement carefully, notice the loss of all your rights and placement of undeniably disgusting responsibilities you are stuck with. Get a storage unit and stay at the parents, grandparents or on a couch until you find somewhere else to make your home. Seriously though it is nothing but insults and disappointment out of the management/office. Stay away from here!

This is a beautiful home park filled with residents that are kind and friendly and work hard to keep their homes and yards and surrounding areas looking well groomed, and cared for with pride. The owners are great for keeping up with tree trimming and any required maintenance.

I like it here, I feel safe and my neibours are good. However I do believe the rent is to high. I pay 900$ and I believe 700$ would be fair. And considering 700×350 trailers is still 245,000$ a month of income for cove communities I believe it's a fair ask.Additionally I think that you (red deer village) should implement a house improvement grant/lottery/incentive where maybe once a month a trailer is picked at random and given 700$ in Rona gift card as a way to incentivize home improvements. I believe in the long game it's a smart move as buying a new 200,000$ trailer and putting it on a lot with 900$ lot rent isn't going to happen.
