Mission Flats Apartments

Recent changes have led me to revoke my previous 1 star review. I still feel the development was rushed during construction phase, and there are some details that were overlooked.However, the management has taken a turn for the better. There are more employees on site doing cleaning/maintenance, and a great job of it. Communication with the office has been ideal, they have been extremely organized and notices are being delivered well in advance. They have responded quick to emails and have been very helpful.Things are running pretty smooth around here, and it's been a decent place to live.

Constant issues with parking, there are physically not enough stalls for each suite to have 2. Which lead to a whole plethora of issues not managed whatsoever by Westcorp. We’ve now left, among our complaints are issues with snow removal, landscaping ignored (weeds in the beds, garbage/fliers left on the street) Bylaws being broken and ignored. To ice the cake, our move-out experience couldn’t have been worse. At one point, after we had already moved we got a notice that they had no idea that we were vacating... which we obviously had a paper trail to back up. We consider ourselves patient people, responsible tenants, but this was just too much. Do yourself a favour and consider elsewhere.

Great location and great building... quiet and well built, with top end finishes. The team in the office is very friendly and responsive and the resident/on-site manager is proactive, professional and very quick to respond to any issues.Ignore the negative reviews that were given to the previous property manager. The current team has been in place for over a year now and they are great!

Zero parking, theft with no security, and seems like no management presence.There is absolutely no parking for guests to come visit. Usually tenants end up parking in visitors because there is no available parking. When visitors parking is full, the entrance ends up getting blocked by vehicles, when it clearly states no parking. It is a major hazard. I have personally almost hit multiple cars due to this, and even though many of us have complained, management has done nothing.Vehicles are being stolen and broken into. Even in the underground parking. Bikes are also being stolen and I feel unsafe living here since nothing has been done to improve security.They also charge $25 per pet / month as their pet deposit" and I'm 99% certain you will not get it back when you leave. Not sure this is allowed

Lived here for over a year now, and I still love it! The location is perfect, easy access to bus stops, grocery stores, pharmacy, coffee shops, and the lovely Pandosy Village. My husband and I have not personally experienced many of the negative things that lots of other residents have been complaining about. I believe in having grace for people and I personally appreciate the hard work the current management company is putting in to make this place a wonderful place to live. In my opinion, it is evident that the issues brought to their attention have been addressed or are a work in progress Visitor parking is scarce, but there are other options. We have had no issues with it and have hosted a number of get togethers. Suites are beautiful, patios are generous in space, and pet friendly! The complex is beautiful and well taken care of. Current management is great! We will likely be living here for at least another year or two, and I feel very lucky to live in such a great place. Take all reviews with a grain of salt, but I would highly recommend Mission Flats to anyone.

Edit:Still not changing my review. Still leaving.The I've lived in almost every bad neighbourhood in Edmonton and this place is worse. There's bikes stolen on a weekly basis, Vehicles have been stolen and management has done nothing to help. There's no security here. The cameras apparently don't ever get anything on them. It's a joke here. The pipes smell in the townhouses laundry rooms. Smells of fecal matter on a regular basis. Most of the tenants are very nice, and of course there's a few bad apples. That's to be expected of anywhere though. However for what you pay, it's not worth it. New suites, but that's it. The management is rude when confronted about issues with the property. No parking available. Plus the units used to include one spot but now they don't with the new company. Hands down the worst place I've ever lived. Don't move in, find anywhere else.

I’ve lived here a little over a year now and in the beginning it was great! The managers were always around making sure things were clean and well kept. A new company bought the buildings and they aren’t around ever. There’s been theft in the underground garages, in the parking lots, lack of parking and management not dealing with any of these issues. 9 months ago I would’ve recommended this place to anyone now I would tell people to stay away. Which is a shame because it’s a great location, beautiful suites, and a pretty great community.

Moved in January and saw the 4th property management team and the 3rd property managing company...good or bad? You think about it.Still give 3 stars because the layout of the room is good and the sound proofing of the same floor is good, quite. And all the people you meet around the buildings are quite nice.But if you cannot move like a cloud in your home, your downstairs neighbor will knock at the wall to remind you. And when they are having a big fight, you can hear not only a lot of big slams of the door but also tons of F words...sigh...

EDIT: New property management has taken over the property and so far things look like they are changing. New signage in place and management is taking actions in regards to previous parking issues. Updated rating to 2 stars, will see if the positive changes keep coming.The only good thing I have to say about this place is that the suites look nice. Everything else is horrible. I have lived here since last year and when I first moved in you could tell the previous management took pride in their little community. Things have changed dramatically since Westcorp took over property management.There is a total lack of management, communication and accountability. Basic maintenance issues take months to be resolved, even when its a huge security issue. Parking is a NIGHTMARE, even if you pay for a spot theres no guarantee that it wont be parked in and then your SOL cause management wont do anything about it. The crime here is ridiculous, car thefts and breakins are not unusual, it's even happened to cars in the underground parking.If you were considering looking into this place for rentals I would keep looking because you will pay premium price for basically slumlord level service.

UPDATE: for the second time property managers have taken more rent than authorized. This time they submitted July and August payments.Horrible place to live. I was offered to borrow a shovel to clean my parking spot after the snowfall. My lease clearly states Mission Flats is responsible to clean the parking stalls of snow and debris. They took more money than my lease states and it was 12 days for refund. Management following tenants off property. Rats under the decks. Its a dictatorship not a home. Zero communication which is becoming very frustrating. I would not recommend this if you are looking for a home". Its not a home.."
