ECM Strata Management

Most pathetic Strata management I have ever seen. The manager takes a lifetime to answer emails, does not reply to phone calls, does not care about any safety issues, just finds an excuse and pushes it on the council members. No initiative what so ever. Never follows up on requests. I have had a really really very bad experience with this Strata management. Just for an alteration agreement for an EV charger, it took more than 3" months to get an approval. The council approved it but the Strata management did not care to provide a signed form. Its frustrating and very hard to get things done with this Strata management. Also they don't have any building plans with them and don't bother."

I’ve never been so flabbergasted at the incompetence of a company. We have lived in our new townhome for almost a year and because of them: we have no grass, our community pool isn’t open (when it’s summer), scheduling of contractors doesn’t happen, there’s zero communication and they don’t care about anything. We are lucky our strata council gets some stuff done else this complex would cease to function.Thank goodness the strata was Finally able to fire ECM! Good riddance.

This strata is the worst my friend lives under their management and the stories she’s told me are horrendous. The grass has grown so much they haven’t come to cut it. Residents park in fire lanes blocking other cars in making it so congested. They had an overflowing trash can for months. All the residents park in visitor parking and some park in the handicap without the sign. They increased the strata by 66% after move in. Yet they can’t hire someone to give out tickets for breaking bylaws. Worst company ever. If a builder has hired this company or you are looking to buy a house under this strata I would highly recommend you look elsewhere.

If I could leave a rating of 0 stars I would. This company was brought in for our new development, and has already been voted out and replaced with a new strata management company. Lack of responses, errors, not getting things completed in a timely manner - The list goes on.

Very unprofessional receptionist.Very rude. No concept of how to speak to clients. Plenty of eye rolling and sarcastic comments. I was Listened in on my phone call while in the waiting area, and made numerous comments on it. Gossiping on more than one occasion to other employees about me, making derogatory comments about me. This all stems from me asking to have a simple form signed. Unbelievably poor customer service skills and general incompetence displayed. Their motto is Working for harmonious relationships. " What a joke!"

I wish zero stars were an option. This company didn’t put a single thought into budget, or planning for our brand new townhome complex. If your strata is managed by ECM, please reach out to the wonderful folks at CHOA to help get out of your contract!

This is one of the worst strata management company I have ever dealt with.Our strata council which I am apart of is experiencing countless errors in accounts payable, we do not receive responses to emails or questions for 3-6 weeks if at all, and quotes are never timely and once received they do not have contractors quoting on the same scope of work.If this is your strata management company I suggest you change them right away as the experience will only get worse.

Absolutely the worst. Bare minimum service, ignoring requests, and charge for every little thing they are REQUIRED to provide. Not surprised they have new staff every time they were contacted. Owner is arrogant, and not knowledgeable.. AVOID AVOID AVOID Only get a star because I have to give one to post this warning.

Beware of this so-called 'property management' company.High turnover rate of account managers, and when a new one is assigned, there's no transfer or communication of ongoing issues, so have to start all over.If you get assigned a poor account manager, then be prepared for any email replies to take two weeks minimum, if they bother to actually answer questions at all after multiple reminders.Most times they say they will forward requests to council, however that may not even happen as there's rarely follow-up and council at times seems unaware of the issue brought forward.Overall, they do not fulfill their expected duties and are difficult to deal with.
