Waterloo Off-Campus Housing

Cars are constantly vandalized at 303 westcourt and WOCH has done NOTHING. My roommate’s window got smashed and there have been 3 catalytic converter thefts in the last three months that I know of, and nothing has been done. Don’t live here!! I get that they aren’t legally responsible but they’re charging $200 a term to park in a garage that is unsafe and has next to no security

Unwilling to let our group sign a lease after touring without sending them our rent deposits, ID and an application. Their sample lease did not look like the Ontario lease outline. Application said any deposits would be non-refundable. Scam.

First off I find it unusual being charged a $2 monthly “usage fee”.Second I understand the purpose of the security deposit but I am not understanding as to why I still have not received it back after 2 weeks of being moved out of the unit. I have went into the office at 134 Columbia where the ladies at the office weren’t helpful at all and their only response to any question was to email the manager whom I contacted many times and his responses are always vague. I am not sure why it it is so difficult to get in touch with the woch staff and receive my deposit back.I do not recommend this building.

Long response times, unhelpful and incomplete response emails. They gave me an 8 hour warning to submit a deposit without telling me in advance and resulted in a reversal of our plan. I enjoyed my experience in the past but poor communication resulted in our loss of housing. Disappointed.

Great management with very quick and efficient responses if tenants have any issues. Keep their word as written in the lease in terms of snow and ice removal. Rent is slightly privey considering the quality and age of the apartments and the fact that there was coin laundry (271 state) in which we had to go outside to access. However, this company is great to lease off of as a student and seem to be very organized. Would recommend

Lived in a WOCH managed building for 24 months. I never once had a bad experience. They always gave email notice 24+ hours before entering the unit. If there were any issues that required maintenance they always responded to my emails within 24 hours (and usually within 2 or 3 hours). The prices were great, and parking is cheap relative to non-student buildings. Units were inspected yearly and inspections were always quick.Internet speed is not amazing but it beats having to pay for utilities.WOCH can you come manage my non-student apartment please?

Lived with WOCH for three years while attending WLU. When moving into the house, the whole property was littered with garbage inside and outside of the house. A fridge was left in the basement rotting with food in it which was eventually moved out by WOCH after some convincing from my housemates and I. It was quite evident that minimal amount of funds was put back into their properties all three years of my stay.After changing rooms in my third year WOCH had received an extra security deposit from me through their policy. After months of multiple request to return the additional deposit and speaking to the owner in person the $200 was eventually returned.At the end WOCH kept the $1000 in security deposits payed by my housemates and I, claiming 22 hours of work was spent on the house even though it looked the same as when we moved in. WOCH management wasn't necessarily the issue rather the lack of accountability from the owner.

I contacted Waterloo off-campus housing for my cousin who joined university of Waterloo last semester and needed a place to stay for the course. They had a lot of options and price range to choose from and showed us a couple till we found one that would be suitable for my cousin to stay. Since all rooms are leased individually it makes the search much easier and all the amenities and utilities are also included which made this option cost effective and the parking facility also helps. Overall a great property manager for our needs.

I truly believe WOCH is the best student housing company in Waterloo. Every interaction I have with their management is positive, professional, and respectful. My requests for maintenance within my unit are always handled quickly (i.e. nearly always within a day’s notice) and conveniently. The property itself (134 Columbia St W) is quite well maintained for a student apartment complex, and the additional features (like snow removal and salting in the winter) occur consistently. The apartments are also relatively well-maintained, clean, and are comparatively affordable to others nearby. I’ve found that in contrast with other student rental companies, the WOCH team excels at treating their tenants with courtesy, fairness, and respect. Thank you again to Shayne and Brad for the excellent support you’ve offered me over the years. I look forward to continue renting with WOCH and highly advise you consider doing so, too.
