Be very careful dealing with this Agent, Bijan Baniasadi. Very underhanded. Does not strictly abide the code of conduct by the regulatory body. He is also very lazy. His clients were a drive away from his office and he'd refuse to show them an offer unless HE thought it was good enough though HE is obliged to present. He also did not have the courtesy to let other agents know that he was letting offers expire which is common practice and courtesy given Toronto agents deal with each other time and time again. HE also did not notify other bidders when another offer came in, giving the opportunity to counter which is fair and beneficial to BOTH his client and other bidders. The whole thing felt like a set up. I feel sorry for EVERYONE in this deal, including his own client. HE BALL FACED lied about details of the house he listed rather than telling people he would verify, LIED! Assume everything he says is self serving, even if he's your agent and watch your back and spell out everything in your offer. He will assume something you do not explicitly state is a loop hole. Make sure everything on the house is on the up and up and paid for. Insist on an inspection. Again he told us something about the construction of the home that after verified with the builder was a complete fabrication. Listed the wrong Property taxes on a listing, at nearly HALF the actual tax rate, with a tiny disclaimer saying to be verified. Then skirted the question several times.

Hamid gharajeh really care about your Money, not your business.He seems talk nicely but just Charlatan;I trusted him trough another guy to buy a house, the home inspection was just a decoration, as he doesn’t care just try to make the deal no matter what happen after that. Now I am fixing and repairs for many Years.Walk away from this person!
