I lived at Luxe last year (21-22) I’m still awaiting my money they owe me for the original market price payment on my LMR, management is genuinely awful literally a revolving door of people coming in and out so you actually never know who you are meant to talk to. The insects as many have mentioned is true the building is littered with silverfish and spiders and there’s no getting rid of them. I have received probably 7 random invoices from the building for charges that make no sense such as an “altered shower head” and “paint damage” If you live here please just ignore them or email them saying you are not paying them because they quite literally enter ur unit when you are not there and do maintenance checks without notice. Please don’t be fooled by stock images of their amenities which you can barely use. Literally go live in the masonville bathrooms it’s the much better value for money

The Luxe London staff is absolutely incompetent, and the building is absolutely infested with ants, spiders, and silverfish on every floor.I moved out of Luxe London because I could not bare to stand the building any longer. Not only did Luxe London charge me for my last month's rent even though I paid first and last months' rent upon signing the lease, but they also charged me rent for a month when I don't even live there anymore. I immediately contacted them about this mistake"

We were looking to purchase a condo unit here. The price is fair but what they don’t tell you is that the Banks won’t give you approval for a mortgage as it is considered Student Housing; Lux promotes itself as a Young Professional Building. It took roughly 3 weeks to get the cheque back.The amenities look great but are of cheap quality, the building is “guarded” but while we were there for our visit we saw a pizza delivery man walk right in and not have to check in with the front desk. Just my opinion.

I have moved into Luxe at the beginning of the year, when we first arrived to get our keys we weren’t even asked for any identification we were just asked for our name and room number and we’re given fobs. She programmed the fobs and gave it to us not even confirming if we were who we said we were and even if we were even real tenants in the building. When we arrived to our room it was infested with bugs and was left completely a mess, like someone had just moved out and it had not been cleaned at all. Since moving in, me and my roommate have also discovered the issues of the laundry room. The laundry room is flooded with water all over the floor, half of the machines don’t work, leaving clothes completely soaked and soapy after the washer and leaving clothes still completely wet in the dryer. Additionally, EVERY SINGLE MACHINE contains mould. I am surprised a health unit had not been called here yet. It has now come to a point where they have turned the buildings AC off, even with outdoor temperatures reaching highs of 23°. My room is currently at 28 degrees and I am unable to turn any AC on because of the building switching off their air. I have another friend who’s room is at 30 degrees right now. This is not healthy.

The staff at Luxe London were tolerable, the building is nice-ish but there is a straight up silverfish infestation in this building. It is disgusting, I had to get my apartment fumigated three times and the silverfish still appeared. After I moved out, they called me three times to tell me I did not pay my hydro bills and that it would move forward to collections when I had proof of payment with all bills. This building is very poorly managed and if they do not get their way, they're simply rude to you. The biggest issue is the silverfish infestation and they did not fumigate the whole building which is the only way to get rid of them, they do it on a unit by unit basis. Other reviews mention other types of bug infestations so unless you want to live with pests, I'd just move downtown London.

…. outside parking lot requires a roughly 60-75 degree entrance angle often cut off because of trash cans or illiterate people who park while blocking the entrance or the key fob stand which opens the gate. This LUXURY, absolute LUXE building complex the admin doesn’t do nearly enough to solve this.

I’ve lived in this establishment for the past 4 years while I have been completing my undergraduate degree at Western U. Given the high stress nature of my program, whenever there are issues with my unit or issues with payments, it can get overwhelming handling it all at once. However, Adam (office admin) has never once failed to assist myself and my roommate handle everything associated with living at this building and he is the only reason why I’m giving Luxe a 5 star rating. Prior to Adam’s arrival at Luxe everything was quite literally a mess and I’m so glad he really got the building running much smoother than before.

For students and professionals this apartment building is a good choice. Location is good, there are different bus routes to choose to downtown or big malls; Ross Park is just crossing the street, beautiful park to take a walk and personally I think this is the best part of living here; there are enough amenities in the building and generally the management is okay. Worth to mention is that the receptionist Jasman is the best! She is super friendly, helpful and efficient, and it’s kinda like everyone living here knows Jasman, she’s doing far more than a receptionist and she’s really making contributions to the positive community vibe in this building.

I lived here for 1 year (2021-22) and it is no exaggeration when I say that management is incompetent and borderline criminal. They will try to overcharge you for literally everything. They just recently started charging tenants who were locked out of their unit $40 + HST for only using the master key and opening the unit. The noise is unbearable and most of the amenities are not even operational.My obvious advice would be to simply not rent here, but if you do and find yourself intimidated to pay fallacious mantainance charges simply don’t pay them. Management is so incompetent that they won’t even know that you owe them money for those made up charges.
