Lanescape helped create my dream laneway house. They are very efficient and knowledgeable with the laneway suite process, from start to finish, and can make what otherwise would be a huge daunting project much more accessible to those new to residential building projects. I recently had the pleasure of working with Lanescape and their team on the design of my laneway house. From start to finish, I was very impressed with the level of professionalism demonstrated by the entire team. Big shout out to Craig, Tony, Matt and Paolo who helped from early conceptions all the way through to securing permits. My name is Marc Tencate and I’m the owner of ATbuild. We are a higher end renovation and custom home builder located in Toronto. I work with dozens of architects and designers. Some I consider not only colleagues but friends as well. When I started looking into building my own laneway suite it was clear very quickly that Lanescape were the people who could get me what I wanted. I’m the worst client. A very experienced journeyman carpenter who likes to do things the right way. I knew what I wanted but soon realized that the city does not make the approval process easy. Tony has skillfully navigated through all the hurtles. From the development fees to the limiting distance agreement I had to obtain, Tony took the time to explain and took care of everything. Their drawings are great and very detailed. As a builder I can’t stand having to go back to the architect or designer for clarification. If the drawings are good it’s all there.The real difference between Lanescape and other firms is that they really care about their clients and their projects. From concept to completion they stick with you and that is really the most valuable thing.

I hired Lanescape to design my Laneway house, which is currently under construction (and set to be completed in full by January 2020).Once the bylaw was passed for my section of the city, like others I was very eager to look into what I could potentially do with my property. Not to rent, but to live in myself. So I had many questions about entire process, design, size of build, and quality.After searching out a few companies to get more information, I decided on Lanescape given their advertised knowledge in the process and their involvement in pushing the bylaw through, which I thought was most important given they would know exactly what can be done and what can't - I know this would avoid any errors down the line since these are unique builds.My first interaction with Lanescape was back in September 2019. Tony Cunha came out to my property and discussed in detail what would be possible. His in-depth knowledge of the bylaw, design and of overall construction was obvious. From there I had many other questions from October to December, which Tony responded with detailed answers for each.By January 2020, I decided to go with lanescape and Tony to design my house and get our permits. Tony refined a design with my goals in mind, continually made adjustments when i changed my mind, pointed out things that may be an issue with my choices and explained why, refined again with my input, and by February we nailed the design down and he got to work on my drawings required for permit. So all I would need to do is find a contractor.During this this time, Tony specifically helped guide me through finding a contractor, provided one they knew well yet encouraged me to get as many quotes as POSSIBLE. Not only that, you could tell he really cared about how the project would end up when it was out of his hands in construction phase. At the end, I chose a contractor of my own, but Tony was there to answer any questions I had and what i should include in my agreement with themThen COVID Delayed the permit issuance since City hall was basically closed from March to June - and with the backlog at City Hall we finally had permits in hand in July - NO fault of Lanescapes of courseThis is where Lanescape differentiates themselves from others. Once construction (Slowly) began with my contractors, and since then, Tony has been there when I needed him. Whether I or the contractors has questions about the plan, whether I wanted to see if he could check if something was being done right (or wrong) on site, or if the correct materials were being used - Tony was there and still is. He has spoken to my contractors, their sub contractors, and other 3rd parties on site for me, and still continues to make site visits if I need him to. He does not need to do this, but he does. We are getting to completion slowly, and one of the ONLY reasons why my construction is moving along well is because of Tony and Lanescape.Remember - these are unique housing developments with many little quirks in the plan and in construction atypical from regular housing.I hope this review helps anyone interested in building a laneway home. You will have no regrets working with Lanescape.Sergio

We hired Lanescape to design our laneway house, and we could not have been happier. Throughout the design process, Tony and his team showed the right mix of creativity and practicality. They were responsive to our questions, showed us multiple options, and helped us to settle on a final design we were very happy with.They also guided us through the complex approval process, every step of the way. Not only that, Tony worked closely with our contractor to bring the design into reality, and he answered our questions that came up through the building process.Overall, a great experience, highly recommended.
