Andrew and his team were phenomenal from start to finish. As first time home buyers we were totally daunted by the the process of finding financing. The team at cutting edge lending walked us through the whole process from start to finish. They put us totally at ease. Finding a place was stressful enough, and once we did, cutting edge lending made the rest of the process Easy. Beyond the fact we got a better mortgage rate than we thought possible, it is the customer service and attentiveness that will bring us back!!!!!

I didn't have a great experience with Andrew. I was buying a house before moving to BC while I was in another province. My realtor referred him even before I started looking at my request so I could find out roughly the amount I would be approved for. It was a long an tedious process even at that point.I was first told I would be sent a link to fill out questions. I never received the link but after 2 days of waiting I went to the website and found it there. After starting to fill it out I really didn't fit into a typical mould, so I emailed Andrew stating what my situation was. I assumed he would set up a time to really get to know me and my situation- instead I had an email chain back and forth with him. Most written communication with Andrew was difficult to understand and follow.It took about 3 weeks to get an idea of how much I could be approved for.Shortly after (it was only a few weeks) I put in an offer and told Andrew about it and that we only had 10 days to get the conditions lifted.Well it was like we never did any pre work ahead of time. I was asked for even more documents, repeats of what I already sent and realized he loved to ask for information late Friday afternoons- not convenient if I needed to get info from other professionals.I also felt that I was never asked what I was looking for, how much I would like to pay, frequency, how much down payment I had, length of term, previous mortgage history (other than- yes I had a mortgage and the house did not need to be sold to get a new mortgage). Finally last minute before lifting conditions I was told the bank, rate, term and what what it would cost, and my down payment was assumed. (And I did tell him I wanted to likely make a larger down payment than the minimum.)The whole process was not a great experience. And I felt that I was a nuisance every time I pushed back or asked questions. But in truth, even my accountant was getting frustrated with Andrew, so it wasn't just me.There were a number of things that were difficult to deal with during the process I but don't want to waste anyones time- this is long enough. I kept wanting to change advisors or go directly to my bank but it seemed like we were almost there and finished, so I just waited it out.Oh and when I pushed back about having to pay for an assessment that the bank requested, I was told its a little secret but usually we pay for this and give a gift once everything goes through."I received no gift and they did not cover the cost of the assessment.Once everything was done I received a "yay! it's done email" That's all.They were very friendly and nice
