PLD came highly recommended and I can see why. He is excellent at his job and does a very thorough and detailed inspection. To complement that, he is also very professional and shares a lot of very useful information about the general upkeep of a property and what to watch out for. For a first time home buyer like myself, this has been immensely helpful. In my case, he was able to point out very important aspects about the condition of the house which proved critical in the negotiation with the seller.I’m very impressed with Philip’s insights.

This is my opinion following a recent inspection report.report reviewThis inspection was contracted following unjustified complaints from two neighbors that have personal conflicting issues with me. Evidently this inspection report proves to be an inspection of convenience based on what my two neighbours provided as information to this inspector.It raises certain hypotheses but does not draw any conclusion on the origin of certain icicles, frosts and black spots which would have been observed in relation to the soffits above the neighboring terraces. It has been confirmed the black spots on the wood is not burn marks nor mold as stated in this initial report. This has been concluded by a qualified specialist to be tar from the flat roof since its inception. These speculations required further investigation so we approached a building inspector equipped with infrared and thermography equipment because my two neighbours alleged icicle formation on their soffite was caused by: 1. My spa, 2. My awning and finally my infra red terrasse heater.Needless to say the second inspection quashed the entirety of this inspection report. The latter being more credible as it is based on proven scientifique conclusions and not speculations. Therefore the inspection report executed by this firm only contributed in further damaging our reputation in relation with all the co-owners in this building causing us additional damage. The CA paid 500$ for an inspection based on speculation and hypotheticals.Find a building inspector equipped with the proper professional equipement to inspect your future investments, inspections that offer hypothetical theories and speculations without solid conclusive suggestions in my opinion is not what you need.

J'ai eu la chance d'avoir l'expertise de Philip Leduc pour l'inspection pré-achat d'une propriété des années 1960. Il a pris le temps de m'expliquer tous les détails de ce type de propriété et ce à quoi ça consiste dans un contexte de restauration et rénovation future.
