De Barros is HIGHLY UNPROFESSIONAL, DISORGANIZED and charges ABUSIVE FEES.It was a nightmare for both myself and my real estate broker in trying to reach him. Unfortunately, I had no choice but to proceed with him since the buyer of my condos were not previously aware of his POOR REPUTATION AND SERVICE.1. My broker and I requested to review De Barros’s calculations prior to the closing meeting, as it is a standard practice. However, after multiple attempts at reaching him (a total of 6 emails were sent, with no response), we were finally told that they would not be able to send a summary of the calculations as they were “busy”.2. During the virtual meeting, I came prepared with my own calculations as I was already feeling doubtful by his team’s unprofessionalism. TRUE ENOUGH, HIS CALCULATIONS HAD ERRORS. De Barros delayed our meeting by an extra 45 minutes for him to correct his mistakes live during the meeting, and finally saving me over $1k. Some could argue that this mistake could have been intentional- in favoring his client (the buyer).3. I was charged a fee that was abusive for the poor quality of work and service that he offered. This is his “modus operandi” for being a “discount” notary to his true clients.4. I received my balance dues from De Barros’s Notary’s Trust EXACTLY 14 DAYS after the closing date. It is standard (and maybe legal) practice to complete balance transfers WITHIN 72HRS of closing.

I won’t recommend. Very, very unorganized. Came to the meeting unprepared. Did not look over the files before the meeting. So was making all kinds of mistakes. He gets very loud and defensive when corrected. His service is a total embarrassment for a professional
