Don't believe all those 5 stars review here, they are all from the property management company. Extremely bad experience living here for a year. Property management company is constantly trying to scam money out of tenant. They came in last week to check for property damage, Asking $20 for a light bulb in the stove fan, $200 for a not working microwave. $60 for a leaking sink. These are under normal ware and tare, and are not purposely damaged and should be covered by landlord. Now they are serving N5 eviction notice to every tenant, hoping all students here who don't understand the law will fall for their trap. I mean we are paying $2100 a month, that's kinda premium price here in Waterloo. I don't landlord not willing to fix a light bulb that's cost $5 and change us $20.

Honestly have never been so pleased for a rental move in, Brian was super helpful and provided answers to all the questions I had and followed up throughout the entire move in. All of the staff were very friendly and helpful during the move in.

Uplus is a perfect & safe place to live. The units are cozy & neat. It provides everything you need to live comfortably & its staff are so helpful & kind. I wish they had another residences in other cities as well. Do not hesitate to come to Uplus if you're looking for somewhere to feel at home!

Do not trust any of the high rating reviews! They are likely bought to give high rating or posted by their own staff. Their staff are highly unprofessional, never replies to emails or take care of their residents. All they try to figure out is how to scam your money. The physical building itself is good but everything is ruined by the highly unskilled and unprofessional management staff. They charged me over $2000 a month and yet they continue to find ways charge me everything (microwave repair, light fixture repair, etc)....at this premium monthly rent, these are all supposed to be provided by landlord/management company no?They are supposed to provide house keeping cleaning service but don’t bother. They never show up and clean properly. When I moved in, rooms and amenities are so dirty!!!!STAY AWAY!!!! Not worth the premium pricing at all.

Very good experience, hotel-style service, they charge very reasonable fees. I don't have to worry about everything, the feeling of home. I will come again and will recommend it to my friends.

We stayed at this place as we were in town for a tournament and it more than met our needs. My party had rented out 10 rooms and we all had no issues with the check in and check out process thanks to the support of Carmen. We will be back in a couple days for another tournament so it's nice coming back to a familiar place knowing that we will have the comfort of home.

As someone else posted, beware of the staff of this place posting as though they are guests. Very shady. The rooms are fine, but they have no sense of service. The room cleaning is totally inadequate and the rooms are left dirty. The front office staff is hardly ever around and leaves without warning. So you have no alternatives if you get locked out. In my case they tried to charge me C$100 for a lost key which was their fault. Then they threatened to force me to leave even though I had paid in advance. This not only violates the local code it is also a crime. They have no sense of establishing a positive reputation so that they can attract more than some wealthy students.

I lived here for a year- that was fine. However- they are illegally withholding my key deposit of $250 and also refuse to give me my rent receipt. DO NOT RENT HERE
