HOME PURCHASERS BEWARE OF THIS COMPANY. DO NOT USE!!! ASK YOUR BANK WHICH APPRAISER THEY ARE USING. WE RECENTLY HAD AN APPRAISAL DONE BY THIS COMPANY WHICH WAS SENT OUT BY THE BANK. THERE WORK WAS INCOMPLETE AND SHOTTY. THEY DID NOT MAKE THE APPROPRIATE ADJUSTMENTS FOR OUR FULLY FINISHED WALK OUT BASEMENT, WHICH IS $20 000 TO $25 000 MISSING FROM THE APPRAISAL VALUE. THEY USE COMPS OF OUR AREA THAT WERE OVER A YEAR OLD. THEY COMPARED APPLES TO ORANGES. OUR PROPERTY IS A CUSTOM HOME WITH STUCCO AND STONE AND THIS WAS COMPARED TO VINYL SIDINGS WITH NO WALK OUT. OUT LOT WAS A PIE SHAPED AND THEY USED COMPS THAT WERE 25% SMALLER AND DID NOT MAKE ADJUSTMENTS FOR THAT. WE HAVE A FLOOR TO VAULTED CEILING CUSTOM DRY STONE FIREPLACE AND HIGH END FLOORING, WHICH THEY COMPARED TO ANOTHER HOME THAT HAD OLD CARPET. THEY DID NOT TAKE INTO ACCOUNT OUR FULLY LANDSCAPED $50000 BACKYARD WHICH BACKS ON TO A LAKE, AND COMPARED IT TO SOME PROPERTY THAT BACKS ON TO HOMES AND A GREEN SPACE. BECAUSE OF THEM, WE HAD TO PUT AN ADDITIONAL $25 000. WE HAD AN APPRAISAL DONE ON THE SAME HOUSE FROM ANOTHER COMPANY AND THAT APPRAISAL CAME IN AT WHAT WE WERE PAYING, AND THE REALTORS APPRAISAL WAS THE SAME. THE COURT EVEN APPROVED THE APPRAISAL VALUE OF $649 900. SAVE YOURSELF THE STRESS. DO NOT USE THIS COMPANY.

In my opinion, this is not a good company to use for any of your appraisal needs. Mr Ken Noble was Very unprofessional and Very inconsiderate. He was rude and after asking him to readjust his dates so we can both come to a day that fits both of us, he was quick to suggest otherwise and wanted to force a day that I was not comfortable with and really did not work for me! He did not know what day it was and insisted he couldn't be wrong! Furthermore, he could not even follow a simple bylaw on masks and showed up to his job without any face covering or gloves as mandated by the city considering no one in the property had ever met him. My first interaction with this company was very unpleasant. In my opinion you should not use this company if you need professionalism.

I have been working with Cornerstone Appraisals Inc. for almost 2 years. They are on 99% of all Approved Lender Lists AND they have literally moved mountains when I was under a time crunch for a transaction.... and I mean, my deal was going to crater if the Appraisal Report wasn't completed within 48 hours. I don't know how they did it, but they demonstrate how working as a team really is the best way to operate a Company... from Jim, who always answers my questions, to Kathy, who will respond to emails after hours and of course, Matthew Sui and Roberto Castro, who have been a delight to work on my side of the transaction and from the glowing reviews clients provide me after the they have visited the home.Being able to depend on their services for my clients has been a god sent, and from the 80+ deals I do with them a year, I cannot say enough positive things.
