Wanted to share my experience purchasing CaraCo home. From the start to the very ending. It was an amazing time and everyone was very helpful. The rating is staying at 5 only because everything was delivered on time without delays. Only issue was Maria at the design center upselling us by saying If you upgrade to this

1)Small and very tight garage2) fridge space was very small3/ the previous property I bought 12 years ago had plumbing to connect to the fridge that can help make ice and get water directly from the fridge.3) the stairs connecting to the wall split due to poor caulking just in 6 months.4) poor response and don’t care attitude when I requested for dimensions of the home they built to get permit from the city..Overall, compromised quality to save money in many things which are basics to be called modern.

Disappointed is an understatement. They did not do or try to give what they promised on upgrades we paid for. Excuse after excuse in so many e-mails and person to person meetings. Our Opinion, Both Caraco and Tarion did not come through for us.Its been a horrible experience to say the least.

We bought the Caraco model home in 2007 in Cobblestone Ridge. Last year we had to replace the roof shingles. Come to fine out that the roof vents were only plastic decorations as no holes were ever cut into the plywood. Explains why the roof tiles overheated and baked in such a short time. Very dissatisfied to say the least!

It was a decent overall home buying experience with CaraCo. They built us a gorgeous house that we can call our dream home. They were very responsive from start to finish and their design consultant Maria did an exceptional job in providing us with all the upgrades we wanted that helped us step into a stunning home. The reason I am giving a low rating to the builder is because during the course of the home building process, the builder could have been more accommodating to our needs considering the price point but that wasn't the case like they charged us $5000 in July of 2022 to reschedule the closing by 5 weeks to fall of 2022 but then delayed the closing themselves by 6 months so they should have refunded the $5000 delayed closing penalty from earlier to us. Also, we didn't like the fact that they charged us a penalty of $180 per day for a delayed firm closing of 24 February 2023. This is even more frustrating when I explicitly informed them in September 2022 that I will be traveling late January/early February 2023 and therefore cannot close on January 31st 2023. They did acknowledge my request back then but later sent a legal notice informing of the delayed closing penalty in January 2023. That was not very professional from CaraCo specially considering the client is paying almost $1.3MM to purchase the property from them. Aside from these two unnecessary penalties which we felt were being treated unfairly by CaraCo, everything else was as per our expectations and the several minor defects we noticed post closing will be reported on the 30 days tarion warranty form.

Really poor quality homes! Cracks everywhere in Brand New homes. Less than 1 year old and house is falling apart.
