Absolutely love how these guys are super professional about wasting my time, planned 2 apartment visits and they managed to stood me up every single time. Theo staff is unprofessional and doesn’t value your time.

Absolutely terrible. Poorly maintained facilities. The sport equipment is cheap and breaks easily. The basketball net is always broken. Cant be bothered to fix it.Food is stolen frequently if ordered online and the front desk staff is rude and unhelpful.It’s quite amazing how hard they work to make this stay an unpleasant one.

This place is nothing but a money grab. They don’t care if there are homeless people wandering the halls of the apartment or stealing your food delivery from the front lobby. There is absolutely no security and the manager is less than helpful and actually quite rude if you need an issue resolved. The location is on the most homeless populated corner of the city. It is a nice building but that doesn’t get very far if it is run so terribly. So happy to be moved out now

Theo is an ideal student apartment living space. As I’ve spent my time here, I’ve grown fond of this place enough to call it home. With the many amenities, great layouts and instant help, my experience here has been a memorable one. I recommend Theo to other students not only to meet friends but make their living experience great.

I lived hear for 8 months, so here is my take.It is overpriced, inconvenient and exploits its tenants.Cons:- $1000 a month is too much for a 15 minute walk to uOttawa campus.- The elevators stop working frequently. I was stuck in one for an hour. They only fix more than 2 when new residents are coming, then ignore the problem once you wrote a good review and are locked in a lease.- They are bad at pairing you with roommates. Mine are 2-4 years younger than me and don't even go to my school. I bought noise canceling headphones because my roommate was gaming during finals.- $50 for replacing a key is exploitation.- I almost forgot to add that they do weekly fire alarm tests. Why do it on a weekday when you can do it Saturday evening?" - The Theo mentality- Wifi in the study room is badPros:- The staff are nice. (not that you talk to them much)"

This was one of my worst experiences renting. The day I moved in my landlord was nowhere to be found, I got a key that didn't even work so I needed to wait for maintenance to let me in and I couldn't lock my own door for the first week. The building is incredibly understaffed which makes it hard to get consistent help. The building itself is also always needing repairs - the elevators never work and it has been 4 days since my last hot shower. Moreover, even after making service requests to maintenance to fix the issue they simply walk in and mark the request as complete - never having fixed the hot water. I am at my 3rd service request this week for hot water issues. All of these issues come at an incredibly inflated price considering you don't even have a door to separate yourself from the other side of the room. I could pay the same and get a bachelors apartment at much better quality that I wouldn't need to share. I do not recommend this place to anyone.UPDATE: as you can see I have gotten the response that it has been fixed and I simply need to wait" for it to kick in - which is one of many excuses. I have checked my shower every single day this week and it still runs ice cold. I am now at a week since having no hot water."

If you absolutely had to live in student housing in ottawa, this is your place. The rent is as expensive as other student housing but at least the rooms / apartments in theo are huge and the building is well maintained.. but the management is horrible (as you’d expect from student housing)!

When realizing our daughter most likely wouldn't receive residency for her 2nd year at OttawaU we where in a bit of aScramble to find a safe and affordable place for her to live , after viewing a few places it was clear the minute we walked into Theo that this was the place , we where greeted by a very friendly girl then waited in the modern lobby for our tour - the premises is clean , welcoming and very spacious - it saddened me to read some of these reviews however I didn't notice any with Stephanie or Candace's name as these are the two wonderful woman to who I dealt with - so is it possible past past management wasn't as kind or proficient maybe but that is NOT the case with these two - the facilities are far better than any other place for these students to live , art room , sound proof music room, study rooms , movie rooms , basket ball court - yes the back board needed to be repaired but your dealing with young men im sure it can get a a little competitive ! Pool table , ping pong , gym and a calendar full of activities - Theo apartments seem to want to make the residents feel part of aCommunity- we had one day to decide as we where leaving for holidays the following day for two weeks - Stephanie and Candace spent extra time going over everything - it was very clear and I didn't feel pressured or rushed at all - we explained our budget and the lease was done and confirmed leaving us feeling relieved and confident in our choice- we feel as a family this is a safe and wonderful Apartment for our daughter to meet and make memories with students and staff - homeless people yes they are around like most of downtown Ottawa but they are not there to bother you and with security around it puts our mind at ease / downtown life regardless of the city will have these issues - you have an issue go see the management ( elevators worked each and every time we used them, key fobes $50 is reasonable some places where $125 ) - I think Stephanie and Candace went above and beyond - and maybe these woman are the change Theo needed as I didn't see any issues

I lived in Theo for 3 years. Theo has held “giveaways” of $100 gift cards if you leave them a review. The management is constantly changing. There were many promises that were never fulfilled to this day; free guest parking for tenants, individual locks on all the doors, monthly cleaning of the common room areas. Ever since I have lived here there has been construction. On the first day I moved into my unit, my unit was not ready even though I was told it would be & I requested an early move-in date which was confirmed. Many things in my unit were unfinished. When I first moved in, the PH floor was not complete, there was drilling many mornings for months as they tried to finish. Throughout the years here construction has been on every floor as the building was not complete. There is also a lot of commercial space in the bottom of this building that was not present when I moved in, there was lots of construction done to finish this. I know many people have experienced flooding & plumbing issues. Three of my light switch’ stopped working, I had to use tape to keep the light on. Trying to get something fixed was a hassle. Maintenance would rarely send emails prior to entering the unit & would just use their master key to come in. There were major issues with their boiler and getting hot water. They also rarely send out emails to notify tenants about these issues (they just started recently after my roommate complained). They test the fire alarm endlessly but the fire alarm has gone off many times at 3am. They never provide answers to why this happens.There was one time where I have been in the hallways & elevators where it has smelt like something is burning. Emails will go unanswered. Front desk staff is extremely rude & inconsiderate. Staff can be seen on their phones often. My FOB stopped working (not the first time); I was returning home at night & there was no security at the desk to let me in. You will come home to empty take-out containers & spilt alcohol by the front door. In the entrance through the back parking lot there is a stench, I have seen many needles lying around in the driveway. The staff does not make an effort to clean up these areas. Packages that do not fit in your mailbox can only be picked up after 8pm. That’s right, you are only entitled to what is yours after 8pm. I have witnessed another tenant trying to pick up their meal-prep kit & being denied until saying it was food. Many parcels are left out by the front & if there is a staff member there, hopefully you can be lucky enough for them to remove their AirPods & tell you that you won’t be able to get your package until after 8pm. When I signed my lease I was told it would only increase by a small % if I chose to renew it, that ended up not being true. The wifi is not good. The larger units are not worth it because the individual bedrooms are not any bigger. There are certain fixtures in the unit that inhibit you from moving furniture to make the most of your space. If you lived on the side of a solo-shared, there is no privacy. Many areas of the walls in my unit are cracking. If you opened the bathroom door too quickly the bedroom doors would swing right open. The bathroom fan does not provide good ventilation. You have to go through your roommates room to use the bathroom. The gym is small & unsanitary. The wifi in the study rooms are worse than in the units. My unit was fumigated for cockroaches. I have seen homeless people in the elevator. They are also in the front entrance of the building waiting to get in. They are usually drinking & smoking & front desk staff does not do anything, they leave the front entrance & surrounding areas filthy. If you live on the PH floor you will be bombarded with noise from the gym & the common areas. I get the impression that the staff here are not valued which is why the customer service is SO poor. Do not be fooled by all the pictures & good reviews.

This place has no standards. Bedrooms don’t have locks, noise levels are horrendous reaching 90-100db in the middle of the night with people blasting music in the “quiet” study rooms. People set temperatures to 29c. This is one nightmare place you want to avoid.
