Real estate appraiser

Please think twice before using them, Jeff Petruzella did my appraisal, a four bedroom 3200 sqft brick detched house with basement renovated at 950k in north London near Masonville Mall. I asked numerous real estate agents and they appraised it at around 1.15-1.25. There is a same house on the street beside mine that was sold for 1.349m last week, it is 300ft smaller and not renovated at all! There was another house on the same street as mine that is 1950sqft and sold for 950k last month. I understand if the price is off by a little(within 100k) but this is way off, just not realistic at all, warning to all of you to avoid them if you want to refinance your house because they will screw you over big time!

Nathan provided a recent appraisal and I have never seen such a terrible piece of work, clearly seeking a forgone conclusion to minimize value in spite of actual market data. For a 3-bedroom condo appraisal he compared only against significantly smaller 2-bedroom units, plus one 3-bedroom unit...but it was sold three years ago, and during the peak of COVID downturn in summer 2020. Also, the comparables used were from far-away neighbourhoods, when the local area has hundreds of condos that are more relevant. DO NOT USE!
