I'm not really sure what to say positive about working with them. They refused to build me a fence when the previous manager said it's ok. They increased my rent by over 300$ in the last 2 years. I'm a disabled veteran. I can't pay over 2k for a house that I was paying 1600 for. The app system is annoying. The property manager for our house is RUDE and doesn't care AR all about the people living in the home. They know we are disabled, on one income, need a fence (would only be one side and two gates) but she doesn't bend at all on anything. Great home selection, that's about it.

Carol is without a doubt the best out-of-state company representative I have worked with. Carol's communication skills are fantastic. Carol has responded back to me during the same business day whenever I had any questions, needed approval for additional work and payment for invoices sent to her. I hope our business relationship continues to grow and if any business in another state gets a call from Carol, I'd strongly recommend establishing a business relationship with her.

We had the absolute best experience with Marketplace Homes. Nathan was easily accessible, quick to respond, and made our move seamless. We needed to sell our house quickly to buy our next one and he made sure this happened! I will recommend them to every single person I talk to!

I could not rate this company any lower. Do NOT use them for your renting needs.My girlfriend and I moved into one of their homes on 10FEB2023 and this month has been the worst experience I could have ever imagined.As soon as we moved into this house we immediately had to put in 5 maintenance requests for things that were missing or broken. The two biggest issues are a fake, plexiglass window in the master that was mudded shut and impossible to open (fire safety issue) and a water issue in which the water left a strong odor and tasted like rubbing alcohol. We have now begun having health issues related to irritated skin and lungs to which this company and their maintenance company do not care.These items have gone unresolved for 4+ weeks with no resolution date in site. You have to jump through so many hoops to talk to someone and when you get to talk to someone, they have no idea what is going on and blame the issue on someone else.You will rent through Marketplace Homes but you will likely deal with at least two other companies that MPH has contracted with. In our experience, it is nearly impossible to get ahold of your property manager through MPH and they always say ‘we will get back to you’ but no one ever does.There is only so much that i can get into for a simple Google Review It has gotten to the point that legal action may be needed to resolve these issues as this company is extremely dysfunctional. For the price you are going to be paying for these homes, look elsewhere. You will be much happier never having to deal with this company.

As an out of state investor I decided to work with marketplace homes to assist with the project management and property management once it's fixed up. I bought a house and sent them all the info needed to get me a rehab quote.. I checked in weekly as I patiently waited for them but after almost a month went by I finally said I'm going to have to hire someone else. They didn't seem to care at all. Maybe they didn't want my business in the first place. Now a month wasted and I'm moving on. Going to try Logical Property Management next.

Do not rent from this company. They stole $1100 when we moved out for a charge called debris removal and there was no debris to remove. The house was spotless when we left. They also said they deposited our deposit in our account and still no money. CROOKS!

I would give zero stars if I could. This place is a complete scam. I applied for an apartment of theirs. I received and email saying that I would hear from an agent about my application in 1-3 days. That was almost two weeks ago. I’ve called and they just keep saying my application is in process. I’ve moved a few times before and it’s NEVER taken more than a day to hear if an application has been approved. They also said their were a few applications and they were going to pick the best one. They are obviously just trying to take peoples money cause every other company I’ve ever applied with only took one application at a time to prevent just taking peoples money when they knew they could only accept one application. This place is a COMPLETE SCAM. DO NOT APPLY. I feel like all of these good reviews are fake. Look on the Better Business Bureau and they have over 30 one star reviews for very similar issues.

Beware when you rent from Marketplace Place Homes. The home I moved into was not inspected. I have discovered several issues with this home. The biggest problem is when water is ran in the bathtub it causes a leak in to the basement. I've noticed that whomever lived in the home prior had a towel pushed between the pipes and the ceiling. Water has started pouring from the ceiling into my electronics in the basement. I have made a complaint with Maintenance line and Client Services. In addition these homes are rented out as is.

This could be the most unprofessional and incompetent organization I’ve ever worked with. When we moved into one of their homes, we had to clean everything ourselves. I never saw one representative from here who made an effort to show us the rental. Their accounting team cannot process a simple payment for the life of them (due to their new accounting system). If you call them to discuss any issue, you will have the peace of mind that no one will ever call you back.I’ve called this organization so many times to help them with their issues, that I felt like a part time employee. I wish them the best in the future to actually put forth an effort with their residents.

I do not recommend living or working with this property management company. When I moved out, I received a move out statement, the move out statement consisted of exorbitant charges for things that we didn’t even do. We had charges of almost $7000, and they didn’t even respond to us in a timely manner to even try to dispute any. No phone call, no emails, nothing. You can’t even call your property manager! When we had ask about the charges a few weeks later, they had already sent out our statement to a collection agency. The charges that have consistent were confusing and ridiculous. They charge us $2000-$3000 for paint when the paint was coming off due to the humidity of the house that isn’t our fault due to a broken AC UNIT. As a property management company, they should be responsible for any natural occurring issue that regards the house but instead they charge us. I am unhappy with the service that I was provided, especially as someone who works in residential property management, do better.
