I decided to go to the market and list my house, however, I wanted a second opinion on the market value of my property before going on the MLS. I talked to 2 Realtors, family members, and my neighbours beforehand to gather their thoughts but wanted an unbiased opinion.Thankfully, everything worked out and I received the report promptly. I was happy to see that the value range was similar to 1 of the Realtors I spoke with and that I wouldn't be listing the house too high.The last thing I wanted was to stale the perception of my house by listing it too high and leaving money on the table / stigmatizing my property in the minds of prospective buyers due to it sitting on the market for too long, etc.Getting a second or third opinion is always important when making big buying and selling decisions in real estate! It honestly can save lots of time and money.I would use Paul & his team again and recommend him to all those in need of real estate appraisal services conducted and completed in an expedient fashion.Thanks for taking the time to answer all of my questions! Steer clear, shady and overpriced. Once he heard the area and specific street of the house we wanted appraised he gave a rate almost four times more expensive than ANY OTHER appraiser. We were very straight forward on the location and size of house, ended up going with two other firms (to get two opinions and an averaged value, which incidentally was half the price for both appraisals as this clip job). Find yourself a reputable real estate agent, they will give you a far better, much more educated value of your home (albeit not with the templated paperwork).The opinions and of appraisers are subjective and can vary wildly (as seen by working with several on the same property).Nothing at all about these guys is 'bona fide'.
