Please think twice before using them, Jeff Petruzella did my appraisal, a four bedroom 3200 sqft brick detched house with basement renovated at 950k in north London near Masonville Mall. I asked numerous real estate agents and they appraised it at around 1.15-1.25. There is a same house on the street beside mine that was sold for 1.349m last week, it is 300ft smaller and not renovated at all! There was another house on the same street as mine that is 1950sqft and sold for 950k last month. I understand if the price is off by a little(within 100k) but this is way off, just not realistic at all, warning to all of you to avoid them if you want to refinance your house because they will screw you over big time!

Dealt with Jeff PetruzellaAfter I heard back today from the bank that my appraisal value came back from Jeff at $700,000, I’m not only insulted but I’m not sure how he came up with this appraisal value for remortgaging purposes, I have had numerous previous appraisals prior to this one done on the same home and one I managed to have a copy of back in 2010 was $660,000 and recently was $899,000 done thru the cibc bank while I was shopping rates which even the Cibc bank manager thought was low upon a discussion however it was at the very least in the low vicinity of the range, but Jeff currently at $700,000 is totally inaccurate and certainly can be challenged, let’s not forget it’s quiet undeniable how the Realestate took a jump since 2010, also not to mention the $400,000 in upgrades and 4 car garage addition done since that same 2010 appraisal, so instead of the bank increasing my line of credit, they might lower it in respect of Metrix Realty evaluation, when jeff came by he was very cold, fast and didn’t seem to care about anything I was proud to tell him of all the upgrade I have done without even getting a single response, also I felt some prejudice how he handled the walk Thru and how he brushed quickly thru, no attention to details is an under statement.PS. A recap, 1/2 acre lot in the heart of westmount with nearly 5500 square feet home & 4 car garage valued by Jeff for $700,000 !!!does that sound realistic !!!! Please find me one so I can purchase it and flip it.

I will never use them again under valued my house.

I have never dealt with a more robust dynamic group that is attentive to client's needs. This firm consistently goes above and beyond in providing exemplary services. Time and time again I am impressed at what they do.

Look somewhere else... they took a picture of the house's bathroom, which is a 3-piece and listed it as a 4-piece bathroom... they even took a picture of it whoch clearly shows a 3-piece and still put 4-piece... they also used house comparisons that are 3 bedrooms and specified superior, when the house is a 2 bedroom that needs a lot of TLC... I even spoke to a real estate agent and he was shocked at what they appraised the house at and said that it was not accurate at all.... save your money and use a different company. You have been warned.

I only use Metrix for my appraisals. Jeff Petruzella is the top residential appraiser in the City. Always professional and knowledgeable.

Excellent service! I have been using them for multiple years now and can only say great things. Everything is finished in a timely and proficient manner!

I would advise extreme caution and possibly second opinion when dealing with broker named “Dan”. Very disappointing and unsure what was the benefit of service-if any… Please be careful.
