Sends letters to tenants harassing them and threatening legal action when they receive negative reviews. Scummy company nobody should do business with.

I am a unit owner at 62 Balsam and have been living here for almost 2 years now while LMS has been the condo management company. Julie Graham was always the person I turned to for issues that arose at the condo. Julie was always professional, quick to act, and kind when addressing any concerns I had.She does an incredible job managing the entirety of the condo and puts so much care, thought and hard work into the building!

I have had an extremely positive experience dealing with LMS. All staff have been nothing but kind, considerate, helpful, and very understanding. I was truly blown away by the amount of kindness in LMS staff. It is quite frankly the first time I felt comfortable with where I live and it’s mainly due to the help and support I get from LMS.

LMS has been great for our building. Kurtis always responds to my inquiries, and any maintenance requests are dealt with promptly! Thank you LMS for all you do!

If you see a condo with this property management, RUN!We have had water leakage issues since the construction of the building. They refused to fix the first leak from a condo pipe. It took weeks and teeth pulling for them to fix it. The second leak happened and they cut a hole in our coat closet and never came back to patch it. Then they sent us a bill through a sketchy portal from an unknown email that says “you have mail”. Didn’t open the spam looking email since they always email through proper email channels. They continued to do this for months and charged $50 extra each month without sending it through mail or e-mail. Then they asked if we were going to pay through a proper email. They did not respond after we asked what the charge is for and they put a lien on our condo. The bill then increased 7x. If you’re on a condo board get a better, more experienced management company than these useless scammers.

Lol, this company needs to put the same time and effort into actually managing property instead of threatening tenants with legal action. Give me a break.

The worst management company I've ever dealt with. I own a unit at One Victoria, and I've been dealing with the same leak in the ceiling of my bedroom for YEARS. It first started in 2017, and guess how long it took them to fix"... TWO YEARS!! It seemed to stop leaking briefly

They are the worst property management companies in kitchener waterloo area.Employees who worked with them have personally told me that they manage their company so badly and always use swear words for their clients and people who are renting the units.Their financial records are poorly maintained and the owner's Sean and Shannon are two biggest lousy people and Faith is a dangerous lady in the company who has a bad mouth and gossiping attitude who does not even know how to issue lien notice.

The worst Property Management enterprise ever came across!!!I wish I could give less than 1 star to this organisation. They are very unprofessional, not responsible and least available for your support.I currently live at a property which was managed by them until recently the management was changed. I feel very comfortable now that there is a new property management company which has taken over.We had lots of issues while this property was managed by LMS. We had lots of break-ins and robberies in the building.If you live or work in a property managed by them, pls be careful and make sure you keep checking all your belongings, lockers and cars even if they are parked and locked.
