We decided to do a kitchen/main floor renovation and choosing a good contractor was not easy. We finally decided to go with Lanefab from a recommendation by my sister.The design process took a little longer than we planned as the designer and the client's vision were not the same. Once the design was finalized, Mat and his crew worked quickly to remove a wall and installed a supporting beam to give us the open concept that we wanted.Lanefab created a beautiful modern kitchen with lots of storage space. They even customized a baking station for the commercial mixer that I had. Also, a huge built in wall entertainment unit to accommodate all the audio, video and media consoles that we have.Lanefab has exceeded our expectations and we have had lots of compliments in the overall project.I would definitely recommended Lanefab to family and friends in the future.

We had our laneway home built on June 2016 and completed Mar 2017. We've been in here with my wife and son for over a year now and we're still loving this home of ours! Lanefab were fantastic and responsive to our needs from the beginning. We ensured our neighbours would be ok with the active construction and they were perfectly fine with it. Lanefab ensured they cleaned up around our street and area. The process was smooth and enjoyable and the staff were nothing but awesome.

After nine months living in our high tech, high performance home (Jan. to Sep.) we are very pleased with the way in which the design was realized and amazed by how invisibly the technology delivers the high environmental performance.Moat House: The first Passive House in New Westminster, BC, Canada, a long, low bungalow, spanning a flat 60’ lot from East to West, designed for ageing-in-place.We used items from “A Pattern Language” to define the program and Bryn used a combination of 3D projection and passive house engineering software to design the house. He also gave us references to modern-style architectures, such as the Los Angeles Case Study houses, to expand our horizons. The 3D software allowed us to do virtual walk throughs and get a real feel for his design and interactively explore how variations and changes might play out. Bryn made the design process feel like a real team effort.The house is two-storey on the north side, with a metal shed roof sloping down to about 13’ on the south side. The roof is solar ready, leaving open the opportunity to go net-zero in the future. The kitchen on the north side has a vaulted ceiling that slopes south over the dining area, which is open to the garden through large windows and French doors. The 1600 sq. ft. layout includes three bathrooms, two bedrooms, two lofts, sitting room and a large craft area with a second kitchen. This kitchen-craft area and one of the lofts are designed as a latent suite, possibly for a live-in caregiver.As with any Passive House, the design includes heavily insulated walls and floors, triple glazed windows and meticulous attention to sealing all joins. Hot water and supplemental in-floor heating are provided by a heat pump. As the house is tightly sealed (no exhaust vents) continuous fresh air is supplied through a heat recovery air exchanger, providing pre-warmed and pre-filtered fresh air. Completing the sustainable picture, we only use electrical energy, which in BC is 92% carbon-free.Working through the myriad interior details and finishes to provide specifications for the construction crew was a challenge, but the Lanefab interior designers were up to the task, easing our way through the details with drawings, illustrations, research and advice that responded to our personal tastes and budget without sacrificing the intentions of the design and the Passive House goal; everything from glass chips in the polished aggregate floors, via kitchen layouts to positioning spot lights for favourite art works.Construction of the floor slab and the pre-fab outer shell was rapid and essentially problem free, as was the construction of the internal service walls, room partitions and services. Small ambiguities in the interior design specifications and minor defects were quickly resolved on-site with willing patience by the various finishing crews.

I asked Lanefab to build a new passive home for my family. Building a new home is not an easy job, but they have done it successfully.They did a whole building process, from the concept design to the interior finishes. Sometimes we argued about issues but they were normal procedures. Sometimes they persuaded me, sometimes I persuaded them. (Normally I was persuaded because they are professionals.)I moved to my new home 7 months ago. My family is satisfied with my home. We are very happy in living in my new passive house. The design is excellent. Since last March, we have not used the heating, even though my wife is very sensitive to cold. It looks spacious as it is.I really appreciate Lanefab friends for their great work.

Taken almost two years to build the house on our block and tradesmen still showing up to do landscaping, fence, etc - highly suggest you look at every side of your home to ensure the paint has been completed and they remove the plastic coating from window ledges and siding meets up where it's supposed to, gaps where scaffolding was attached to house where rain can enter the home. I guess no one does quality control after house is 'finished'. Owner ended up fixing some of the errors himself which is pretty sad when family paid for the property, dismantle of old house including asbestos abatement, building the new place & sign off. I guess no one does 'walk around' with owner at the end to make sure everything has been done as promised. Company rep should have done a walk around themselves to check work has been completed - oh sorry, that's what company I work for does with hi-rise construction. Seems house building is a completely different way of operating & certainly right from beginning everything was done differently & only concern is to get it done FAST - never mind about quality, we can let this and that slip & hopefully no one will notice....wow.Oct 18th 2020; Well, it's ten months since completion of the job & there's still one side of the house that no one checked, the window protection is still blowing in the wind, still chunks of wood missing where LG Scaffold had equipment attached to house & various other mishaps. This is beyond seasonal requirements. Looks like no one checked the east side of house. Oh, well, let it go I guess ......

Lanefab are very poor communicators with no sense of accountability. They promised they would move the boulders they dug up in the backyard and never did. Lots of staff turnover in the couple years we worked with them. It seemed like they were internally disorganized - we’d give a list of deficiencies to one person and find that the rest of the company was unaware. Nice designs but not worth the headache of trying to get information from them, which was like pulling teeth. We asked repeatedly to please just update us about delays and timelines but they never took any initiative with communication. It made me wonder if they were treating me differently because I am Chinese and English is not my first language. We regret giving them our business. It’s not worth the frustration.
