done a lease transfer to others, they still charged me rent by PAD for the next month and I couldn’t cancel it and get the refund. Send several emails regarding this but the management ghost me.

It's a Multi storey Complex comprises of multiple Apartments mostly used by work from home personnel & University students in Waterloo, Ontario Canada.

This has been the worst experience with a management company I’ve ever dealt with the complete lack of awareness and professionalism is almost impressive. The units are cheap and falling apart only a couple of years and maintenance just laughs it off because tenants will still have to pay to fix there cheap amenities that arnt even open half the time. Please answer your emails as a start.

False advertisement. I was shown only pictures of the unit. My bedroom doors don’t have doorknobs. No one told me the building was still under construction. Or that there is only one elevator for residents. That you have to share with workers, meaning you wait 10+ minutes everytime! And the elevator smells like the WASHROOM! I couldn’t even take the stairs, it was “off limits”. There are no lights in the hallways. Isn’t this some kind of fire safety violation? Absolutely ridiculous.

I lived in ICON for the better part of three years. It is a great complex within walking distance of both Wilfrid Laurier University and University of Waterloo. If ICON is within your budget, I would highly recommend considering it for your student residential needs.Units are fully furnished with desks and stainless steel appliances. Each unit has ensuite laundry machines which is an incredible luxury for students. The building also has fiber optic infrastructure and thus supports internet speeds of 1Gbps.From my experience, management is not terrible despite some other reviews claiming so. Jass Sidhu (collections agent) and Candy Lorch (general manager) are typically a pleasure to deal with so long as you are a polite individual.My one criticism would be that the maintenance workers are known to cause heavy damage to units during routine repairs, including the one I lived in.

Management allows for an almost 24-hr construction of Society 145 (same management as ICON) because they over promised on deadlines. Where is the courtesy, or at least consideration to ICON residents?Never slept peacefully for the recent 4 months because of this, and I am a heavy sleeper.

During the pandemic, they switched their E-transfer address without notifying me. After a couple months they threatened to send me to collections. Spoke to management and they managed to find the money (as it was just in the old account) so I thought it was resolved. 2 months later they said I owed a couple of months rent for the same amount as before. I asked multiple times if they weren’t asking for the same money that was in the old etransfer account and they said it was a different sum even after I attached the previous email chain where they said the issue had been resolved. When I asked where the discrepancy was, they simply sent a financial statement of the 4 years I had been living at icon and basically told me to do their job and find the discrepancy for them. After weeks of back and forth they realized that like I said earlier, the money was actually in the old account and the issue had actually been resolved. To top everything off, I accidentally transferred for my last month as well (I’d been living there so long it was basically a habit) and when I asked for them to send it back to me, they refused and then ghosted me. I followed up three times and they have never responded. If you go to front desk they will just tell you they can’t do anything about it management has to get back to you. Be careful.

This place is pretty average, as far as student rentals go in Waterloo. The closet locks also don't work reliably. One time I walked in on a maintenance crew in my room, doing repairs while standing on my bed with their SNEAKERS on. They somehow managed to forget a wrench under my sheets too. Management obviously did nothing about it.

Where you'll be staying is well maintained and well-staffed. I've been very satisfied so far with the quality of the living arrangements and the extremely convenient location. Any time I have had an issue or concern there was a staff member available and they were very friendly and helpful. Exactly the sort of service I was looking for.
