Absolutely unprofessional. Had a time crunch, contacted him for secured line of credit (LOC) on a property. As far as I can tell, he did not apply to bank he said he did as I checked with him, lied about time frame, did not even ask for necessary documents until too late, said he had approval for a mortgage (on which he would make 10 times the commission as on a LOC). Made it very clear from the beginning we did not want a mortgage. Left us in a very difficult position. By the way, website is misleading, There are no other registered mortgage brokers. I would stay far away from him. hos own interests obviously come first. Appallingly unprofessional

Ronin Mortgage was very professional and knowledgeable. Gary worked very quickly and got our mortgage done sooner than expected. He obtained a mortgage at a better rate than the banks could offer. Very happy with the service.

I have had Gary and his team work with several clients of mine recently, all of whom have been very pleased with Ronin Mortgage Brokers' services.As a Realtor, it is important that my clients are taken care of, and not left out in the dark.He is always working to get the best rate, and terms possible (even if it is not through him!). Gary had mentioned to me the other day, that for certain deals, it is better to go to certain banks to get a loan or mortgage, as he cannot always compete or get the best deal for a client. In those cases, he will let the client know.When looking to get a mortgage or refinance, give Gary a call.

Gary Bains and the team at Ronin Mortgage did an amazing job in obtaining a mortgage for my husband and I for investment property in Squamish which closed August 2018. A major bank where we had 2 other mortgages (snoozy office in Montreal which didn't understand BC investment property) had said 'no' and we were concerned with the new 2018 rules for qualifying. We sold a rental house in Ontario to reduce debt, and were fortunate to have received upgrades in income between the bank's 'no' and then when Gary took over. That said, I was floored with the variable rate he got us at a different, more investor-friendly bank! Will save us thousands and also Gary allowed us to buy the house of our (mountain biking retirement) dreams.

If I could give Gary a negative -5 rating, I would. He was AWFUL, unprofessional, dishonest, unethical, inaccessible, infuriating and above all else, financially irresponsible with our future. Stay as far away as possible. The only positive characteristic you will find in Gary is his ability to protect his interest and commission with “specific banks he only works with”.He NEVER answers the phone, emails, texts, give him a few days...offer & subject removal was 7 days. We gave him ample time; he didn’t ask for the correct documents until it was too late and we were left in a very bad position. I took him a 2.99% 5 year fixed rate; he forced me into a 3.29% 5 year rate & lied!!! He flat out lied!!! We gave him every detail of exactly what our restrictions and requirements were, 6 weeks in advance, in writing; he waited until the day before subject removal to confirm those exact details! He confirmed that our mortgage was approved in writing 12 hours before subject removal, the next day, while taking out s certificated Chequers of 5% at the bank, we received a message from him asking for another document for approval. He had already approved the mortgage 12 hours before subject removal via email.I double checked his recommendations with other brokers and a notary and found him in a lie. ..calculate a 0.29% rate difference on a 5 year fixed mortgage...think about the stress already present with purchasing a property...look at this market...and then consider working with Gary Bains

We were very happy with the service we were provided by Gary and his team at Ronin Mortgage. He walked us through every step and made our first condo purchase very easy and stress free. Ronin was able to beat the rate that our own bank offered us. I highly recommend giving Ronin a call if you are shopping around for a mortgage.
