HT is a lender where flexibility and service have continued to improve. They excel at commerical lending and have become quite fair and competitive with their residential rates. All calls for service have BEEN BETTER than any chartered bank that I have recently called. They are a speciality lender and should be approached with that mindset. I rate them 5 stars, and have used them many times over two decades. Easy, fast and flexible.

EDIT, they finally sent me the $800 owing!I used their card for a couple of years. I got my credit rating back up higher. They have nice customer service reps, though the accounting and finance dept made me waiting for three years to get my $800 back after I shut down the account. I just got the cheque in the mail. Thanks guys!

Horrible. “Customer Service”. That’s a complete misnomer. Trying to get an updated statement of my mortgage. $100.00 fee for that privilege! This is my information! I received the usual pat response “It’s our policy”. When asked for clarification I was told I could register online and it would provide me with my mortgage balance. Asked if this would show my mortgage was up to date. Did not have an answer other than there is $100.00 fee for that. Apparently there was NO ONE ELSE I could be transferred/speak to…,Is that the definition of Customer Service???I have had a very good experience with others I have dealt with until I was transferred to Customer Service! As a result it has tainted my experience.Don’t waste your time or money on this Company

No.1 rip off mortgage company I have ever dealt with. For one month missed payment they have charged almost Ten Thousand Dollars ($10,000) in legal fee and I was not even aware of it. They didn't even send me a proper notice and straight went to take legal action without even giving a proper time and notice. I'm a real estate agent and I have referred so many clients to them and from now I will make sure no body will ever get a mortgage from Home Trust Ever again. Really bad service and the client specialist in charge was ridiculing for missing a payment and she justify the $10000 dollar charge as if its nothing at all and told me that Im a broker and I can technically afford the $10000 fee so it looks like they are hunting clients based on their income and job so they could charge you as much as they want. Extremely disappointing that they try to rip people off and then redicule them and justify the charges.

BUYER BEWARE!!!! - this company is full of empty promises - we were promised a home equity loan to help get us our of debt, but ended up with a $150K VISA - it did not end there, they went ahead and overdrew the visa so no matter what we do we are paying interest as well as overdraft fees and overdraft interest - so long story short, we ended up in MORE debt without a means to pay it off. And of course now the issue is not their problem but take it up with the bank now - we cannot do anything". - ABSOLUTELY DISGUSTING how some people can prey on those that require help."

The 4 stars are indicative of the support staff that worked with me. Karen was quick, efficient and thorough, as was everyone else I was in contact with, especially the notary Home Trust suggested. The process was relatively painless, other than all of the fees and the high rate. But that is the norm when one goes with a secondary market lender. All-in-all pretty much as expected but service did exceed expectations.

After screwing up last summer on the renewal of Home Bank and Home Trust RRIF GICs for both my wife and me, they failed to follow Letters Of Direction causing hours of time to sort of straighten things out.Today's action was worse, as attempts to revise the annual payment date, with new LODs failed to get a callback after three business days, despite contact with an agent who put the department on alert for a prevention of the payment on an outdated timetable. All the funds were extracted, in error, on April 6, losing the tax-sheltered status immediately.They don't call back, ignore directions, and mishandle the accounts in so many ways. You are warned.

Horrible company. Bad customer service.I signed a 5 year mortgage with this company. They used the address of the house I moved out of as my mailing address so I never received any mail for 5 years and did not receive my renewal papers. After calling and trying to get the person I was talking to to own up to this mistake, they would not take responsibility. I kept asking if its normal to use the address of the house being sold as the customers mailing address and finally got the guy to admit it was a clerical error. They then emailed me my documents instead since they screwed up on the mailing. So I signed the docs virtually to send back and they would not accept it telling me my signature was different. The person I sent the documents to did not even email me to let me know he received them and that there was a problem. I had to follow up and ask why I had not heard back. Then they made me print the documents myself to sign and send back which was a big inconvenience and a waste of paper. They were so un accommodating in the wake of their huge mistake. In this day and age how can you not accept virtually signed documents. I signed all documents for the sale of my home virtually. The guy who helped me was not helpful at all and made me hate this company even more. Dont go with them unless you have no other choice.

My Mortgage Loan Number is 10653467, I am here to file a complaint against your company's Underwriter Nisha Ramesh. I can't find the contact information of the complaint department on your website. So I am here to write down my experience with your company. If other people see it, it can save them from losing money and time like I did. And how your Underwriter made things difficult, after spending $750 on the appraisal and 2.5 months of non-stop filing documents, I finally couldn't stand the torture and had to cancel the transaction.In early December, my mortgage broker recommended your Home Trust Equityline® Visa credit card to me. I provided him with my information. About 2 to 3 weeks later, I received the EQUITYLINE VISA LETTER OF APPROVAL from home trust, and urged me to sign for confirmation and proceed with the appraisal as soon as possible. I carefully read the LETTER OF APPROVAL you sent, and found no problem. So paid $750 for appraisal. The result of the appraisal is also very satisfactory. I provided my company's certificate to the underwriter as required. After receiving my company certificate, the underwriter said that the director of my company is not me, but a person named Richard G. Shaw. Ask me to explain and provide information on Richard G. Shaw. At that time, I thought my company was hacked and the information was altered. Later I looked at my company certificate and found out that the underwriter could not understand the Federal Incorporation Certificate. Richard G. Shaw is Director General at Corporations Canada. The Federal Incorporations Certificates are signed and issued by Richard. Can't believe the underwriter can't read company certificates. I don't know if it's because of this or something happened between the underwriter and my broker. But since then the underwriter has been asking me for more information again and again. She asked me to provide two commercial invoices with my customers. After I provide them, she will ask me to provide another four commercial invoices and so on. She will not ask you for the required documents all at once. She will ask for it bit by bit. Continue asking for similar documents after you have provided them. The underwriter knows nothing about International trade. She asked me to get a remittance document from a German customer who remitted money a year ago. I told her that I was the payee, not the remitter, how could I have the remittance documents? She didn't care. She asked for the remittance documents for two remittances, and I got from the customers and give to the underwriter. Then she wanted another four remittance documents. Just like this, She kept making new troubles to you, and the last time she asked for 11 remittance documents. So I went to TD and asked TD to help print out the remitter's information. But after I provided these information, the underwriter asked me to provide more other information. I asked my broker to ask the underwriter whether she will continue to ask for more information after I providing these information. The underwriter said yes, She needed more information and She will keep asking. I finally asked my broker to close my home trust file and cancel the transaction.The above is my experience with your company from early December to mid-February. I don't understand why the underwriter would tease a customer like this. Documents were continuing provided from the end of December to mid-February no ending. What are the benefits of doing this? Is it just to defraud the $750 home appraisal fee? Is it normal behavior of your company or underwriter’s personal behavior? Having a person who does not understand business documents to review business documents is a mistake in itself. I hope the relevant department will follow up on this case and give an answer. I'll keep things updated here!
