Building a new home can be stressful but Montana Homes and my Sales Associate, Josh Ostapowich, made the entire experience from beginning to end worry and hassle free - they actually made it easy!They easily and quickly met all the challenges I presented them with regard to building and design changes and always made sure I was completely satisfied.Josh was great. He was extremely accessible, helpful and was always willing to meet with me even on his days off. He by far went above and beyond!I’m absolutely loving my custom new home. Earlier this winter my husband and I were looking for a new(er) home but didn’t know where to start. We looked at - what felt like - a million houses until we landed with Montana Homes. As we had a fairly tight budget, Josh showed us options which fit perfectly in our budget and included everything we wanted (including a directly south facing backyard - woo!).The process, from our view, was very smooth. It was a blast getting to pick out all of the options and they turned out even better on possession day. We even had our possession date available a month earlier than expected.The sales staff are excellent to work with and very obviously work long and sporadic hours to ensure everything is done.The only two things I would point out are that unless your appliances are bought as part of the total package, you will be responsible for installing them yourself. Also, you are responsible for painting your front door as per the installer’s warranty. Other than that, everything went great and we are in LOVE with our new home.

They were great up untill we signed the mortgage, then went back on everything they had told us they would do. Get it in writing is my only advice.Here is our story.We had just gotten engaged and the next logical step was to start searching for a home.The brand new home we fell in love with had a natural colour scheme, and included laminate hardwood floors, large windows, plush carpet, raised ceilings, a finished basement and suite, a garage pad, and tons of extras that hadn't crossed our minds when looking at older homes.The selling point for us was the ONE YEAR NEW HOME WARRANTY”Upon moving in all the green tape was removed and gave the illusion that all the defects we had pointed out during our walk-through prior to move-in were taken care of.I was continually asked by friends visiting: “What’s that gas smell” & I reassured them “the home builder told me not to worry about the smell of natural gas, its normal with new homes” This is false! Always contact SaskEnergyAfter we took possession, multiple Permits kept appearing as not closed by the builder including: Electrical, Gas & City building permits; all of which I had to take time from work to meet the individual parties.Grading of a new home has strict guidelines by the Municipality or City & all home builder associations say that it’s the responsibility of the builder to property grade the property after it settles. An unprofessional landscape company showed up in an unmarked van & missed an entire side of the house. Grading is to be done by municipal code set out in the city permit. We have since been advised that if we are unhappy with how it was improperly graded we should fix it ourselves.Now to the issues inside the house. We had placed green tape on all the places that we noted had to be fixed by the builder and/or their contractors. We had/have noted several places where the green tape had been removed and the issue was still clearly needing repair. The tape was simply removed and the area/item/issue was left unrepaired. (Tape is gone so it must be fixed right?) For example a blood stain in the closet that’s still there.Our experience indicated that none of the issues will be the home builders problem & their go-to response will always be to say it’s not their problem & then once you disagree they send the sub-contractor out to fix it. I quickly realized that the “Home Builder” had nothing to do with the construction of the house simply managed other companies. And in case you were wondering yes I did expect that the person I paid to build the house did 60-70% of the work with their own employees & hands.They will send out an intimidating supervisor to tell you that I can’t prove that I didn’t do it, and that they are not fixing it, with a little check mark on their piece of paper indicating the problem is resolved when it in reality it is very much unresolved. Let’s keep in mind that there are so many sub-contractors in the home doing their work with steel toed boots walking on nothing more than cardboard to protect the floor and carpets.Strange Surprises for a New Home:-18' high Basement entrance way ceiling (Space waster) Fire alarm and light fixture are up there also.-No water resistant lacquer on kitchen and bathroom cabinets, (without which your cabinets last less than a year)-Minimal coats of paint-Incandescent light bulbs (bulbs they are phasing out of production)-Cheap Carpet-Staples popping out of carpet-Wood Front Stairs (Something they won’t tell you is that you need to stain the Front Porch)-You need to paint your Front doorOutstanding Issues ranging from Large to Small-Grading-Heating & Cooling instruction manuals missing and unable to provide copies-Bowing walls-Nail pop's-Poor wall repair-Floors-Plumbing-Brickwork is very poorly done, with mortar spatter everywhere, loose bricksI know my opinion can be picked to pieces, but how are you supposed to document and write about constant unexpected disappointment & trickery in a paragraph for the biggest purchase of your life.

We have had nothing but a bad experience with pacesetter. First, they didnt complete the fan installation in our kitchen and we had to incur this cost when our appliances were dropped off. THEN they dodged paying an invoice to the electrician who had to install our rusted out light fixtures (which were on 1 year home warranty). We are currently in the process of lodging a complaint against them with the Saskatchewan new home warranty. Stay far away!

The building process was smooth and seamless. Kal was always pleasant to deal with.Montana homes worked with us to get our driveway fixed after the entire driveway started popping, they got a new sub-contractor and rectified the situation.

So far so good. It was a great experience dealing with Josh. We got the possession on the same day that we had agreed upon six months agoI would update once the grading and landscaping is done.
