Moved in 36 River Rd E, Kitchener exactly a year ago, were offered one free month upon signing lease agreement which we'd supposedly enjoy after the term ends. We did not get any extension for lease agreement but have been told by the building superintendent that the lease NOW would be month to month. Coolio. No worries then. Now, as per contract, we weren't supposed to pay for the month as per the agreement sign up offer, and would rather pay at the end of this month.Got hit with N4 notice and have been given barely 4 weeks of notice to vacate the space or pay up. I sent the supporting documents to the superintendent showing that we didn't need to pay the rent, she apparently" forwarded them to the company

I don’t Usually do a review but this experience and my gratefulness is too hard to not share about! I was desperately looking for a place that would be not only suitable for my family but with a company I could trust. Something affordable and with an easy application process to setup the rental part of it (which is always so complicated). I got to meet Jack (Giacomo) and Harry (Hariaum) on the phone when I found the number for the suites. I was at work (super busy and don’t usually have a lot of free time) when I called and they made the day work for me to stop by quickly. I couldn’t believe it and they showed me the suites I wanted to see and offered their expertise and opinions. Harry went above and beyond and kept in contact with me (even late hours and on a Sunday) while I was going over the application and what was needed. Jack was right there as well with extra support. I knew right away I was going to be happy I made the decision to live in these new buildings in Nanaimo. So friendly, easy to talk to and deal with, very honest and straight forward and extremely informative!!! I highly recommend this company!! Thanks to Harry and Jack for their amazing ability to adapt to a persons requests and needs as well as be professional! Also the two young women that showed the suite for inspection made sure everything was completed for when we moved in that afternoon! DO NOT RENT.Disgusting buildings.Poorly managed, Rude staff.Bed bugs.Rodent/roach INFESTATION.I hate every second I have to spend in this smelly, awful building.Couldn’t use my shower for 9 days because it caused flooding in my bedroom when I turn it on.Drunks sleeping/vomiting in the hallway in front of my unit.Awful, awful, awful. How can you let people live like this? I submitted a request about pests and it was closed 5 minutes later. So many issues here. Just despicable.

It was an absolute pleasure applying for my new apartment.Cathy was a great help throughout the whole process and helped it be smooth and quick, and was and continues to be great to work with.The process only took a couple days from when I was shown the apartment, to my approval. I would not hesitate to rent through them again!

As a current tenant at Bainbridge Sunlake in Lutz, FL, I can 100 percent guarantee you I will NEVER lease with Bainbridge again, nor would I ever encourage someone else to. My location is great, and my view is great. But the management, the maintenance, the staffing, the communication, the overreach, & most importantly the convenience here has got to be one of the worst I have ever experienced.This entire management here is at the sole inconvenience of its tenants. They only care about their money, and nothing else. I moved in Dec 2023, and the amenities haven't worked since January (Fire pits, Clubhouse are always a wreck with the solution being locking it up rather than making the accountability fall on the proper parties, the parking has been a catastrophe since day 1, the gates are always broken or left unsecured). Then when you file formal complaints or concerns, you are blatantly disrespected by the office staff and discarded and targeted by the higher-level management for speaking out.

**STARLIGHT INVESTMENTS - Corporate Landlord Owing 1000's of Rental Buildings in Canada** **DO NOT RENT in Rental Buildings Owned/Operated/Maintained by Starlight Investments & Forest Hill Kipling in Canada** Some of these Buildings are more than 30+ years OLD & have Structural Problems or Problems are Created in Structure thru some UNDISLCOSED Mechanisms/Mechanical/Plumbing & Property Managers/Supers DO NOT Share as to WHAT they have Installed or Broke as many of the problems did not exist before & started after something was done Deliberately/Knowingly to HURT/INJURE/HARM Tenants as a Result, Tenants Apartments now has Chronic Disturbances from the Structures and in the Structure (Wall/ceiling/Floor) that did not exist before and above companies' Corrupt ONSITE and OFF-SITE Abusive Staff even after confirming these Debilitating problems in our apartment, REFUSED to Uninstall or Remove the Mechanism that they Installed or Broke somewhere & REFUSED to provide the Reason of such work done as this has wreak HAVOC in our Day-to-Day Lives and making us Suffer, 24/7 and is not ALLOWING us to Sleep or Watch TV or ALLOWING us to use our Apartment peacefully and such problems are deliberately created to get rid of Tenants so that Apartments can be rented at higher rents. FAKE REPORTS are created using Handyman's that no problems exist even after VERIFYING and knowing that ALL problems are VERIFIABLE. Tenants in these Buildings go thru Chronic Sleep Deprivations/Disturbances & there is Chronic Disturbances/Tremors/Vibrations/Murmurs in Structure due to Structural Deficiencies. Above companies are using INAPPROPRIATE tactics to HURT/HARM/INJURE/MAKE Tenants Suffer, by Maintaining Disturbances in & around their apartments so that they cannot SLEEP and remain SLEEP DEPRIVED/DISTURBED. Above companies and their staff are CRIMINALS/Characterless. Rent has been Increased by $700/Month per Apartment in the last 1 year & there is Chronic Problems Daily with Water Supply/Hot Water & they are asking to Pay for Water. Refrigerators & Heat Radiators are Kept Out-of-Order.

Worst rental experience ever. From misleading advertising compared to what is offered. I've rented from multiple properties all over north America and this rental agency is the worse I've encountered. Ie promising the unit includes ac and a balcony, only to show up after signing the lease to non functioning ac and no balcony. Not to mention the building staff. Every interaction with the building superintendent has been extremely poor. I've never felt more embarrassed to live someplace than I do stuck in a lease with this company. They should be ashamed in how they treat Tenants. Tenants are not an inconvenience, they are your business. For example, something as simple as being added to the entrance intercom system for example should not take multiple visits to the rental office requesting to be added being told they're too busy to assist is not a solution.

Terrible nightmarish experience living at 1636 Gerrard St. East in Toronto. The property manager Cogir Real Estate is negligent and cares nothing for the tenants in this building which is suffering through renoviction. Like a revolving door of tenants. Outlandish rents for renovated units in an old cockroach infested building. The older tenants are feeling pressure to move out. Filthy garbage area, grounds which used to be so pretty now look terrible. Litter, dirty stairwells, entry buzzers don't work, no ramp. Poor or no soundproofing so u get to hear everything overhead. Propery Mgr never returns calls. There are a lot of well run buildings in the city. Do not come to this one. You'll get no respect as a tenant.

This management company is terrible. They are impossible to get a hold of. They never answer emails or phone calls unless it has to do with rent payments. During my time as a tenant in one of their apartment buildings in east york ON, a couple moved in to the apartment across the hall from me. Myself and many other people in the building heard this couple screaming, throwing things, and making death threats at one another. The police arrived on site 4 times to investigate the domestic violence that was happening. I left phone messages and email messages with management multiple times and no one responded. But when I sent a message saying that I will be moving out of the building, I get a response back within 24hrs. Interesting how that works.Their parking garage is also falling apart. The garage door breaks on occasion and prevents any cars from coming in or out of the structure. If you want anything done their, you have to talk to the property maintenance worker Fizal but even then there is only so much he can do. Fizal is 10/10 but the company is garbage. They only care about your money.
