Good deal for students. Wifi finally works, your own fridge, decent parking, homeless people camped out behind the dumpster, decent closet space and walls thick enough that you can't hear exactly what your neighbors are shouting about. Very family friendly!

If it was possible I would like to give this place 0 stars. Poorly maintained washrooms and kitchen. The sinks are always clogged. Any problem will be resolved after weeks of waiting. The wifi is very slow and the showers do not work. People cannot use the common rooms. It is not a student housing. Poor and rude management.

I have been living here for about 1 year. Very convenient location close to groceries, go bus and campus. Rooms are spacious affordable and management is kind and tries its best to reply to queries. Wifi is not the best but getting your own is also an option. Common spaces are kind of empty which is a good thing for introvert like me. Overall pretty decent place to live on a student budget, would recommend to other students on the hunt for an affordable room in Hamilton

Although the property manager usually tried their best to be helpful (they did fix problems that were in their control in an acceptable timeframe), a lot of problems arose from irresponsible tenants (out of 10 tenants, usually some are bound to be irresponsible).For example, a lot of tenants did not properly dispose of food waste, which attracted a lot of fruit flies and phorid flies/drain flies. Another example was that some tenants often poked holes in the kitchen window’s mesh so they could smoke, but those holes in the mesh let flying bugs come in.There was also a tenant in the basement of house 47 that constantly left the washroom toilet dirty. House 33 was a little better but still had issues, such as a tenant upstairs and a tenant in the middle floor being loud in the middle of the night. Also, the internet was bad at first but then they switched internet providers and it became better.The good thing is that the location of the houses is really good. There's a Fortino's grocery store and many other stores in the plaza across the street, and the busing in the area is also great.

Been living here for the past 3 years, pretty good. Spacious rooms each with full size fridge, cleaning service for common areas every week, close to amenities, go bus, grocery stores etc. Only problem is sometimes the parking gets full cause outsiders might use it, which is normal for that type of area. Other than that, great place to live

EDIT: While I stand by every word in my initial review(you can read it below this review), I will admit that it was written at a time of frustration, and failed to point out some of the good things about these properties, so I will attempt to balance this review now.OKNew Property Manager: A young man who has been here for a few months now, is 100% trying his best to make this place better. He has been providing bulletins on the issues present, and been fairly good at keeping the residents informed. I suspect that most of the issues in this residence stem from the owners, and are not the fault of the management, Mister B has not made this place perfect, but he is making it better and credit should be given to him for that, and as most of the issues existed before he came, the fault should not be laid at his feet.Location: Truly an amazing location, services all around, access to main bus lines and Go transit, right by the highway, whether you are a student or working professional, this will benefit you. There are parks nearby, the mall, bars, you name it, these houses are in a great spot.Rooms: Pretty spacious from what I've seen, nothing too special but they are quiet, once you get past the noise of your fridge. One of the best things about this place is certainly that you don't need to worry about the idiot yelling about fortnite next to your room. I don't know how the noise is when your next to the bathrooms, but I have no complaints.Odd living situation: The absence of any real common area makes this a very interesting living space, in my experience the people living here really don't interact, and frankly I don't know about half of the people living in my house, they put their head down in the halls and just walk by. I personally find this to be an uncomfortable living situation, but that's just me, a person looking to avoid any interaction with the people living around you would likely enjoy this place. I can't speak for other houses, but that is how mine functions.Parking: Seems to be getting better, measures have been taken to regulate who is parking there, but in honesty, I use my car far less compared to what I used to, so I may just no longer be aware of the issues.Internet: Very bad right now, been about four months of having Wifi that is essentially useless, I've been turning my wifi off on my devices when I return home and its quite frustrating. I cannot take opportunities to work from home as the wifi is just to unreliable. My biggest warning to students seeking residence here is this, until the issues has been solved, find somewhere else to live, you have enough stresses, you do not need poor wifi to add to them. The direct lines in the house function much better, idk what the issue is with the wifi but it desperately needs attention.I hope this review helps avoid surprises at the least.Good Luck on your housing hunt my friends!Original Review:(EDIT, change Awful Management to Awful Ownership, after considering my words more carefully, I want to separate the property manager from the owners, the new property manager is desperately trying to make this place better, I doubt that he is being provided with the resources necessary to do so). It is clear that these owners intend only to take advantage of students. The residence is in obvious disrepair, something that is known by maintenance, as they are the ones that clean up the wreckage, but nothing is done. You pay for parking, but don't hold your breath, unless you arrive at certain times, you will not have a spot, so you will parallel park by the house, out of desperation, and you will then be ticketed for that. Even though they call themselves a student residence, they cannot seem to provide Wifi that, at best, provides choppy speeds for things like videos, and at worst (which is most common) is simply not there. While the location is terrific, please consider renting anywhere else, the people who own this property do not care to provide what they claim your money will buy you.

Do you like having the internet constantly drop? What about toilets that won't work half of the time you flush them? Or maybe having no real common" space and one of the weirdest living dynamics ever?
