This company exaggerated severity of residential building problems and inflated projected repair cost in depreciation report beyond imagination. An 18-year old 166 unit high rise concrete building costs 30 million just to repair the balcony membranes over 40 yrs - a price that's probably enough to reconstruct entire building, not to mention most buildings don't have membranes atop of balconies but just bare concrete slabs. What's more ludicrous is the cost estimate is partially based on the building assessed value rather than T&M. How could the land value, which constitute the majority of assessed value, affect the repair cost?Thanks to the depreciation report, which was carried out faithfully by the strata council as the base to levy special assessment and raise strata fees to cover the repairing cost, the building depreciated by 3% in 2019 government assessment while average condos in Victoria appreciated by 15%. To homeowners, this is no different from highway robbery.

I phoned to ask for quote on small project, a few hours onsite inspection. They had done a major invasive evaluation of building envelope a few years earlier, which was excellent, with great report and communication. I heard nothing from them for about 10 days, so I called back and was then put through to an engineer.
