Orion Management

Property management companies are never fun to deal with. Always take a long time to respond and to fulfill obligations and yet seemingly hound you immediately whenever they need something, as minuscule as it may be.All that being said, the property manager at Gilder, Rafsan, is pretty fantastic to deal with. Always relatively prompt with his replies, is pleasant to communicate with, and always gets the job done for you. He’s been a great help to us and we really appreciate that fact. He’s definitely one of the good ones out there.With my limited experience with the company as a whole, I can’t really comment on Orion but if they’re hiring any others as good at their jobs as Rafsan, then I’d imagine they’re relatively decent!

I've always had very positive experiences when dealing with Orin and especially Rafsan, who is very professional, fast to respond and always tries to come up with a solution that works.

Getting worse and worse every year. Lived at a property owned by Orion for over 15 years and it gets worse and worse every year. Michael R. the property manager for 400 Bloor made everyone shorten their driveway when everyone has had extension for over 15 years…. Prior to him no issues. He blames it on the city but it’s funny when he came in that’s when it magically became an issue. The city doesn’t care about driveways unless “someone” complains.There’s dead trees, shrubs everywhere, mostly dirt not grass, everyone is dumping soil, dead plants, garbage everywhere and no one seems to care. Landscaping company isn’t even cutting the grass most weeks. They just get paid to show up walk around and leave. Roofs were done last year and they were a disaster, took 6 months for them to finish and there was constantly issues that took almost a YEAR to fix. Snow removal comes like 1x a day with like a team of 10 that take forever… last year there were multiple days they didn’t show up until late afternoon and many people were stuck. Previously it used to be several times a day that the snow was cleared and done by ONE GUY himself. Cracks in pavement, driveways… anything you ask for to get fixed won’t because there’s never any money yet you pay maintenance fees of $500 a month… not sure what the hell everyone is paying for. They actually opened the pool this year but very late compared to other properties around. Directors just walk around looking for what next to complain about to make people’s lives miserable.This company is a complete joke. The fees get higher and higher yet there is less and less done every year.If you’re buying a property that is owned by ORION as their maintenance consider twice because it will be a living hell.

As a former board member and a unit owner, I just want to comment on how very knowledgeable and helpful Orion's property manager, Michael Rotondo has been to work with. He is very responsive to questions from the board and an excellent leader. I found him very respectful of unit owner issues and concerns. I can understand what a thankless task it is to be a property manager. However, Michael was invaluable to the board and a great assistance patiently educating the board and fellow homeowners of the Condominium Act and the Corporation's bylaws --- where many of those annoying rules about what you can and can't do are found. Michael, thank you for all you do.

Rafsan promptly responded to and dealt with recent concerns I had related to my unit power outage that needed a main fuse replacement. Really appreciate the quick response. It was repaired the same day.

Michael R. is impossible to deal with. Definitely the WORST property management I have ever come across. You're paying your monthly maintenance fees and it's so difficult to have anything done without chasing them, this is unbelievable. Hardly anything is maintained and the things you think they should be responsible for, they say it's your responsibility but they can still tell you how they want that job done, laughable really.If it is really the board's responsibility to hire property management, 2395 Bromsgrove Rd did a terrible job. Time to reconsider having better property management or time to start fresh with wiser board members. (Zero stars*)

Wish I could give zero stars!very Disappointed of the management at condo on 180 Dudley avenue in Thornhill. Despite numerous complaints about the superintendent Rames at 180 Dudley, the management company does nothing to help.The superintendent does a terrible job, and the building is not maintained except for sweeping in very very slow motion.Ramesh is VERY unprofessional, shows no respect or courtesy to residents. I have personally seen and heard him curse at residents, this is harassment and reason for termination.Management company needs to replace him!!

Rafsan is our property manager at pcc69. I am very happy with his professionalism and communication to myself. Our community have had some construction on our driveways and our old garden boxes replaced. I had some issues with some damage created during the construction and a concern with out new garden box not being the correct height. Rafsan quickly and professionally addressed all the issues I had. He communicated quickly and effectively with the contractor my issues. Within days everything was perfect. Thank you Rafsan. Amazing!

I have had a good experience with this property management company. My neighborhood is well-maintained, the condo owners' concerns are addressed, and any time I have contacted them with questions or issues needing attention, I have received responses that were helpful and timely.

The worst company I've ever dealt with.  Mike R is an expert and pushing the blame away from Orion management by any means.  Dealing with him was frustrating, tiring, and led to zero resolutions.  I'm happy we no longer live in that property.Our first dealing with the company was when our basement flooded.  The reason for the flooding was the roof of the building was being redone... however the gutters were never installed - and it took a few months for the gutters to be installed - even though I took pictures and sent numerous emails..  During the period of no gutters, we experienced signficant rain showers, all of the water from the building was POURING into our backyard, directly into the basement windows, which flooded the basement.  Management and contractors said it's not their problem to deal with. With the previous gutters, they pushed the water far away from the property and we never experienced any sort of pooling of water in the backyard.2nd instance was when we sold our unit.  We were charged $400 for a hook for a planter which was drilled into the front of he building.  When we purchased the property, the original for sale pictures (prior to us even taking possession) the previous owner already had this planter installed.  We even sent the picture of the listing to prove this.Then when we sell the property, we get charged.Both times I dealt with Mike, and both times were horrible experiences.  So happy I dont have to deal with him.  Absolutely useless.
