I rented this house out with 4 other roommates for a 1-year lease with this landlord. The landlord Helen asked for a security deposit of 200$ per person which is illegal prior to sign the lease agreement. On top of the deposit, she also asked for a $200 key deposit. During our stay, she made unannounced visits not providing 24 - hour notice, and let herself in the garage and in our home. This severely violated our privacy and was not ethical on her behalf. The appliances were not functioning properly dishwasher was leaking all over the floor she came and fixed it after 2 weeks of reaching out trying to get this issue resolved and again it broke after use. She then took another 2 weeks to purchase a used dishwasher which finally ended up working. There was a lack of effort in regards to communicating back and forth with her. Her lease agreement and Schedule A are not standard she charges for having guests over and for additional parking. Upon giving our notice to vacate the premises (N9 Form), the landlord advised us to clean the house (we returned the house in even better condition than received). We had moved our own furniture as the house furniture was disgusting. The property was returned along with the keys left in each individual room. The landlord originally refused to release the key deposit back to us as she accused us of damaging the property wanted to charge us cleaning fees and moving fees. As per the landlord tribunal act she is only allowed to use our key deposit for the replacement of the keys if damaged or losses. She was refusing to return the key deposit for months we had to go and file a complaint with the Rental Housing Enforcement Unit and upon them letting her know what the law is she then only returned half of the key deposit. I want to give all prospective tenants/renters to avoid renting this house or staying here. I can assure you, there will be difficulties with this landlord she does not communicate adequalty and does not care of the well being of her tenants. I again strongly advise against renting out this house you will have the worst experience and this landlord will try to take advantage and screw you any way she can.

This place does not even deserve 1 star. Absolute terrible landlord. She will come over unannounced and invade your privacy. She will try and make you pay for damages even though they were there in the first place. STAY CLEAR FROM THIS LANDLORD AND ALL HER LISTINGS. She is terrible at communicating, and can barley speak English. DO NOT RENT ANY OF HER HOUSES!!!!!!!!

Really love my stay. Nice and very large rooms. Attendant also very nice and welcoming. Very quiet and save area. Very fast wifi. Large parking. Everything is included in the house.

This woman is a liar. She described her house as perfect. The rent is almost more expensive than in downtown Toronto. She'll do whatever it takes to deduct your deposit. She tried to get me to give her a good review but I said no because I understand the need to give an honest review. I strongly suspect that her praise was forced upon others. Her reputation stinks in Waterloo. Google her other houses and you'll see. HB has been complained about many times.

One of the cost effective places to stay in Waterloo, managed by a good landlady. I would strongly recommend my friends to come. The quiet room comes with a queen-size bed that guarantees a sweet dream.

I was at Tri con a new convention in Kitchener Ontario I was booked into inn of Waterloo I had a credit card for the deposit and cash for the stay inn of Waterloo did not accept my money and told me to leave. These great people took me in out of the cold where at the time I would have slept. The room was amazing queen bed walk in closet and a full washroom. She is a very nice lady. I'm planning on staying with them again soon.

Review for 112 Blythwood:Helen (the landlord) is nice as long as you are also nice and respectful. Communication could be better between us and Helen but in the end, we usually agree on things that are important. Helen was kind enough to help us find sublets for our rooms during the term where myself and my 4 other roommates were leaving for our co-op work terms. She put in the effort to find and put together furniture for us at the beginning of our lease which is much appreciated, although it would have been nicer if it was done before started moving in.The house was in decent condition, Helen mentioned that her previous tenants had trashed the place so she had to put in the time to try and clean up everything as best as she could. But even with that, my roommates and I had to clean a lot of surface area ourselves.The location of the house is pretty good, although it is a little bit far from university of waterloo, it is right beautiful a bus stop that takes a route directly to school.Helen is very reasonable about guests, as long as we promised to respect her property and the neighbours she gave us the benefit of the doubt at all times.The rent pricing was pretty expensive, especially since we’re students.

The owner was amazing!! Very sweet too me the whole time. And the room was super nice also!

had to cancel due to personal reasons, but host Helen was very very kind to me and gave me my full refund. I would still consider booking with her!!

Was not worth the price, we booked and barely got any necessities such as pillows and blankets, also was very loud as a washroom was located above and we could hear everything. Would not recommend, pls avoid.
