Very rude when they respond, only care about things when it affects them. They take forever to get things done otherwise. I have never worked with anyone so unprofessional and unorganized (including the 3 year olds I coach gymnastics). They've lied to us multiple times. They cut corners like no one else I've ever seen. I think I'd rather die then work/rent with them again.

We were looking to rent our home out and were looking for a property management company that we can rely on. We heard about Ian from my realtor who hasn't used him personally but said that he comes highly recommended from 2 of her colleagues.Based on that I contacted Ian and we set up an appointment fairly quickly.He came over and checked our place out and then we sat and discussed the way ahead. Ian seemed professional and easy to talk to. Before leaving he said that he would send us an email with what we spoke about and introduce us to his colleague who will take the rains from that point.Ian was true to his word and we received an email shortly after introducing us to Mike; who we were told; would send us listing documents in the coming day or so". Well 20 days passed before we heard from Mike in an email with an apology for being late

By far the most responsive Property Manager i have ever used. Very professional, knowledgeable on residential tenancy rules and super friendly.

Very rude and slow to respond. Was caught lying to the tenants. Not professional and they do not get anything fixed (e.g. leaking roof, causing mold and unsafe living conditions etc.) unless it has something to do with penalizing the tenants. If possible find a different place to live, as living here will be a bad experience. -100/10 would NEVER recommend.

I was overcharged monthly for more than a year. When I discovered I was offered termination without refund. They also offered alternatives to renew the contract, but I preferred to work with a firm I can trust with my money.I had two houses in Ottawa managed by them for years. My direct contact with them was changed a few times and I was generally not happy with the Management/communication skills. Some seem to be doing this for the first time with completely different previous experience.The billing system was confusing to say the least. The most serious problem I had with them was finding out I had been overcharged for more than a year in what seemed to me a clear breach of our signed property Management agreement. After chasing the matter for few weeks with their Management I was not given any acceptable justification. I was told I had agreed to be charged more than the rate in our agreement at some point. I couldn’t recall this and they didn’t show me any email or any proof for it (despite having records for much less significant instructions for maintenance and repair costs). I was not offered a refund of overcharged fees but was given the choice to terminate the agreement which I did.

I hired Praetorian over 2 years ago and have been very pleased ever since. They have always been responsive to my inquiries and always act with my best interests in mind. Rent is always deposited into my account on time and the Tenants that are in place are very happy with the service they receive as well.

Phenomenal level of service and great price for all that they do. Would recommend them 100%
