One the guard who is serving at 85 wood street during 2022 August her name is SIMRUM. She is the absolute worst guard I’ve never seen in Toronto. Yelling at residents. Being passive aggressive towards to residents. Giving a hard time to residents on purpose. Even asking the residents to call landlord and make up lies and snitch to landlord without any consent of the residents. SIMRUM lacks of basic manners and very rude and unacceptable. Avoid at all cost. No basic human manners at all. Who give u the right to have such a bad attitude and yelling at the residents who pays rent to live here.

I have lived here for 2 years. The building itself is great, but the front desk has gone downhill. The woman who often does night shifts is always rude and unhelpful.

Living here for around 2 months, worst building manager I ever saw. The building does not include water so bills for hydro and water will be around $200 monthly. Minto is the best option where I lived before on York Mills Rd, including a water and hydro bill of around $60 monthly. Unfortunately, it's far from downtown.

Pretty new and beautiful building, very close, just one block to Yonge street, easy access to many commercials nearby. Just don’t Know where to park.

Good for young professionals. Not good for students unless you're the quiet and studious type. Unfortunately noisey students have moved in above us who routinely scream and holler until 3am weeknights - both in their unit and on their balcony (playing video games and having parties). We've had to call security on them numerous times - the first time they immediately got LOUDER after receiving a noise complaint. We even introduced ourselves one day, but it was pointless as they were in disbelief that their neighbors could here them outside their unit. We've been very patient and security is good, but it has disrupted the sleep of the residents in our unit for 1.5 months straight and we are aching to move to a more mature building with sensible neighbors.

Update: run! Don’t buy units here. Lots of leaks all the time damage to unit. Poor builders units have cracks , Building management is awful in asking permission or notifying owners of entry or leaks and then months later you will get a bill of over 2k for repairs and damage even if it wasn’t your unit responsibleNew condos on church and Carlton. Great sizeable gym and patio area. No swimming pool unfortunately

i lived here for 2 years, it’s a great building if you want a large gym and don’t care about a pool. concierge are great, never had issues with my packages. only concern is management is not too responsive and emailing takes a few days always

Our residential cleaning team often marvels at the apartments in this building. It's not just about the cleanliness, but the quality of living this place offers. Management's dedication and the first-rate amenities are a win-win!

I have been living here for more than two years as a tenant and I will move out soon.The concierges and workers are good and friendly. But if you want to rent here, just be careful!1- I can't understand why the rent here is higher than in other buildings just close to here and even better than here!2- here is not under rent control and landlords will definitely ask you much more next year! Mine increased the rent by %14 in the first year and asked for a ~30% increase for the second year! so I am leaving!3- In addition to hydro ($50-$90), you need to pay for (cold and hot) water which cost you at least $50 extra.4- If you have a car and your unit doesn't have parking, think of $200-$300 extra for parking if you were lucky enough!5- there is no visitor parking as well :(6- there is no functional party room7- not easy to book the only kitchen place at bbq place.

Worst management office experience ever, had multiple cases where packages are not properly sorted and resulted in the loss of packages. The property manager and security guards are not holing accountable for the jobs they do.
