Dickson Appraisals

Gave a very absurd appraisal recently.

Do not use this appraisal company. Extremely unorganized and unprofessional!Jeff went to my property to appraise it early July and waited until August 3rd (2 Weeks before closing date) to tell me he's not completing the report with no valid reason why.Jeff also invoiced me to pay for the appraisal without completing the report and has yet to refund me. This company will be out of business if it continues to treat customers this way. Unprofessional & extremely challenging to work with.

This has been the second time I've dealt with Dickson Appraisals, and each time it just keeps getting worse. The first time he came to our property he was rude and obnoxious to our contractor who was trying to help him. Now for my most recent appraisal, he said a home had 3 bedrooms in his report (for a home that clearly has 5 bedrooms). Even on the MLS it states the number of bedrooms. When I called him to speak to him about it, thinking he just made a mistake, he started swearing and telling me that he's not changing it. I'm a realtor myself, and I've dealt with numerous appraisal companies, and this is the worst one I've come across. This man should learn basic customer service, and how to speak with some with respect. He should not be running a business because he does not know the basics of appraising, he kept saying because a bedroom doesn't have a closet it's not a bedroom. I've bought/sold multiple homes where that logic doesn't apply.

If I could give zero stars I would. A professional... absolutely not. After walking a property for 5 minutes and providing the bank with a sub-par appraisal that my realtor and I disagreed with based on comps, he rudely told me he didn't have the time to discuss it any further. At that point the discussion became much more heated. I'm really not sure what he gets paid for if can't take the time to walk a property to appraise it properly or to have a professional discussion about an educated difference of opinion. He did take the time to take a shot at my realtor (even though he didn't know who he was) to say he knew nothing.I will have some very choice words in my discussions with people in regard to Dickson Appraisals going forward. I've already advised my bank to use someone else at all cost based on my experience. I am currently looking for other alternatives and potentially having my house re-appraised. Steer clear.

I have been a Realtor for 14 years and I am so relieved when I am informed that I am working with Dickson Appraisals. Quick, efficient, and professional. Looking forward to many more years working side by side!!!

Ignore the negative reviews , great quality work

DO NOT USE THEM.They gave us a completely incorrect appraisal. Could not even get the number of rooms right in the house. I doubt they even went to the actual property and gave a extremely low appraisal (3 times below market value). This made us lose our deal with the bank. UNLESS YOU PLAN TO LOSE YOUR HOME DO NOT USE THESE PEOPLE. I DOUBT THEY ARE EVEN LICENSED TO DO THIS JOB.
