Before you rent at Park Plaza: noise, animal odor, poor air circulation, locationI lived here for one year. The experience was good at first, but several problems emerged gradually. Noise: even though the building features “construction of steel and concrete”, the sound proofing is BAD. You will be able to hear other people chatting, music blasting and dogs running around. You will also be able to hear people’s foot steps from the apartment above you and from the hall way when people walk by. Animal odor: the apartment is dog friendly, it's nice for dog owners but if you happen to live close to dog owners, be prepared for the prolonged noise of dogs running around and the odor that lingers in the hall way. Air circulation: there are only two windows in each unit, both facing the same direction, you won’t be able to get much air circulation nor sun light. Another interesting thing is that my car insurance went up just because I moved to this location (it went down to normal after I moved out). I don’t know much about the neighborhood's safety ratings, but police cars showed up regularly around the apartment (in the apartment parking lot or in the Newfoundland Court townhouse parking lot which is located adjacent to the apartment parking lot). In conclusion, think twice before you rent here because you won’t be able to sublet your one-year lease if you happen to be bothered by the factors mentioned above. Last but not least, the leasing agent is the only superintendent in the building, she doesn’t do much besides getting the rooms rented and just so you know: she won’t care about your concerns.

Just visiting the Part Plaza but very impressed with the quality of the apartment. Open concept clean luxurious feel to the entire suite. Very well finished with many extras.

I've lived here for a couple of weeks and overall I'm pretty satisfied with it. The units are compact (okay, they're tiny). The room they call a second bedroom actually fits my desk, chair, and bookcases, and it's a tight fit. The units are very nice inside, with a clean, modern look. They have gorgeous floors, interesting layouts, and attractive details such as granite counter-tops, framed bathroom mirror, and recessed ceilings. I hear very little sound from other apartments, which is great. The building seems to be well-maintained.But, let's just say that the place has its quirks. One is that the apartments are like ovens. Today, for example, it was 13 degrees and rainy outside, but it was 26 degrees in the apartment this morning. And that was with the windows cracked open a few inches all night. On hot days and nights, the temperature stays up around 29 degrees no matter what you do or how many fans you use. When I talked to the management about it, their suggestion was that I leave my balcony door open all night!!!! I might be thankful for the heat in the winter, but in summer it's brutal.In case you're wondering why I don't put in an air conditioner, it's because (and this is another quirk) the windows have blockers that prevent them from opening more than 2 -3 inches. I'm told they must be there and I'm not supposed to remove them, although I certainly will if I can only figure out how.The third quirk is that when the wind blows, this place sounds like a haunted house. My apartment has this non-stop, ghostly howl/whistle thing going on when it's windy out. If you walk down the central hall, you'll notice that each apartment has its own sound that depends on how many windows are open, etc. It's hilarious in a way - sounds like a ghost symphony - but after about 12 hours of it, it grates on the nerves.

Beautiful and spacious apartments. This is luxury living that you can rarely find in an apartment building in St. John's. 100% recommend!

Touring this building was very bizarre. Management was constantly reiterating all the reasons they may (or have) kick(ed) someone out, and were seemingly happy about it. Aside from this, most of the talk was about how tenants get together to play cards weekly. The rooms were interesting and construction seemed to be good quality. Location is fine. The ability to book out a large social-room for get-togethers is a big plus.Seems like a great spot for a retiree or someone looking to downsize from a house, but probably not appropriate for a young professional or student.
