I have been a tenant for 4 months and regret signing this lease as the worst housing choice I have ever made. Cogéfimo regularly breaks the terms of the lease (legally regulated by the Régie du logement in Québec): They tried to switch my apartment from the one shown to me less than a month before I moved in, despite our agreement. They took an illegal deposit on my room before I moved to Québec and knew this was prohibited. They have also trespassed in my apartment without advance notice. In communication, employees are rude (often dismissing concerns as ridiculous), confrontational (swearing and hanging up on me), and unhelpful. I strongly recommend against renting from them.Je suis locataire depuis 4 mois et je regrette d'avoir signé ce bail comme le pire choix de logement que j'aie jamais fait. Cogéfimo rompt souvent les conditions du bail (réglementé par la Régie du Logement de Québec): Ils ont tenté de changer mon appartement moins d'un mois avant le début du bail sans accord formel. Ils ont pris un dépôt illégal pour ma chambre avant que je sache que c'était interdit au Québec. Ils sont entrés dans mon appartement sans préavis. En ce qui concerne la communication, les employés sont impolis (rejetant les plaintes comme insignifiantes), conflictuels (pestant contre moi et raccrochant le téléphone) et apathiques. Je déconseille fortement de louer ici, sur la base de mon expérience !

The awful service that I have experienced so far.It is more than 6 months since I asked them to fix the parquet( I asked several timeThe elevator doesn’t have RBQ license.They never answer the emails.They don’t cooperate with tenants and not flexible at all.We are always suffering from the noise ofconstruction.Rude employeesDon’t waste your time and energyThere is not any ventilation in the corridorsThe worst in Montréal

Really bad experience. Always super hard to reach them or to get them to do anything. I moved in 3 days late to my apartment bc they were too busy to give me the keys and lease (I was there for hours). I had signed a lease with them online and when I got there they said they had rented the apartment to someone else. I rented another one that was less nice but they agreed to charge me a bit less. One guy was also waiting forever to get his key, and after several hours was told his apartment wasnt ready (this was September 1st or 2nd) so he had nowhere to go. The electricity wirings are all wrong (ex: one light cant be turned off) but they never replied to me about fixing them. They only gave me one key only for a 2BR, and I had no mailbox key for the first couple weeks. They also ask for key deposit even though that’s illegal. On my second month they started to tear down the walls in the hall, presumably to fix them, and never came back to finish. One guy (superintendent?) just walked into the apartment once. There are more issues these are just a few.

I’ve been a tenant since 2017 always had a great experienceThe building I live in is very clean and great location close to my schoolThere used to be a janitor however he has left but any issues I have had has been resolved by the general email I contact.Last winter the heater in my living room had an issue and was replaced within 2 daysI don’t usually post reviews however when I referred a friend to rent from this company she said there were some negative reviews I am surprised as all my experiences we positive

If I could give 0 stars I would. Walking into apartments without permission. Sending the janitors without knowledge so the property owners don't get tickets or blamed for breaking and entering. Canceling leases illegally. Construction guys putting holes in your ceilings and walls and taking over 6 months to fix it and that's if they even end up fixing it because the landlord will tell them not to, just so you get tired and leave. Then they get to put the rwnt up higher than what you were paying. You have to cover up the holes with plastic yourself. Broken taps not being fixed. Renovicting people so it's unbearable to live there, especially with young children. No respect. No boundaries. Should be taken to court and lose the right of being building owners. Don't respect the law at all and know how to get away with things so that they're not blamed and take advantage of immigrants who are looking for places to live and a job. If you get an apartment with this company GET cameras AND security system.( COGEFIMO)

Their company is called COGEFIMO".They own the following buildings in Montreal:-500 Des Pins Avenue West-3462 Aylmer Street-3466 Aylmer Street-1445 Du Fort-1240 Du Fort-1250 Du Fort-4600 Queen Mary Road-3315 Maréchal Street-3331 Maréchal StreetDo not ever rent any apartments in any of those buildings. They are only here to take your money and won't give you any of the basic services.All of their buildings are full of bedbugs and cockroaches. They enter your apartment without even asking you.Very bad people."

The apartment itself was modern and clean. There were no bugs and the building soundproofing was good.The rental company forces tenants to sign a document saying that there will be large fees for subletting or lease transfer, even though this is not accepted practice in Quebec, and a lease transfer costs only $30 to process.They are not responsive to emails, waiting months to reply or ignoring them entirely, but will hound residents if they do not get what they want.The janitor is constantly yelling and intruding. She will bother tenants in the evenings, after business hours are over. She will yell for having normal gatherings in the home, such as a quiet dinner party.Cogefimo will not offer a break on rent even when they are not fulfilling the terms of the lease. There could be no elevator for 10 months of a 12 month lease, but they will not reduce rent.When there is construction the hallways are not kept clean.When my subletter was living in the apartment, she was informed by the janitor that she would have to be available in the apartment every day between 9am-5pm, so that she could be there when the janitor showed the apartment to prospective renters. She was also told that there would be no notice when showing the apartment. Of course they could not force her to abide by these rules, but it was ridiculous.

DO NOT RENT ANYTHING WITH THESE PEOPLE!!!They charge ilegal key deposits and never return them once the lease is over.They created illegal fees to make lease transfer impossible.Not responsive or professional at all.
