Highly disappointed, there systems have to be hacked or higher level employees with access are leaking information pertaining to bids . Placed a bid for a own it now home not only was I informed that the person who supposedly out bid by 500 $ placed it at exactly the same minute my bid should have closed I was specifically informed this over recorded and monitored conversation I placed a bid 2-24-2022 @ 9:49 pm someone supposedly out bid me @ 2-27-2022 @ 9:49 pm How???? Bid should be closed not only that I find it odd that they knew not to out bid by much someone should look into this ???? Citizens of Detroit deserve better.

I really hope this program stops. It’s made for rich ppl not average ppl. They want you to put in a water line to the city but they snatched the water line out. They are scamming ppl to fix up Detroit poor budgeting habits. These houses are a hit or miss. Don’t fall for the scam don’t get a land bank house. Please please don’t. Plus the stupid program will push you back three years for applying with a real mortgage. Detroit city lank y’all are pitiful for preying on the weak but karma comes to all

Although it took a little longer than expected for receive a call back, the sales team was very helpful. I wanted to transfer my deposit to a different home, and although they don't have a policy for that or give refunds, they went out of their way to contact the other bidders to see if they were still interested in the house, which allowed them to refund my deposit. Again, thanks sales team. That was a decent thing to do.

I think this whole dlb process need to be revamped. There are toooo many things wrong with this program. I believe like many people that the dlb borders on being a scam program and try to find ways to pick the pockets of those of us with limited means. If anything, you should offer people incentives to take these deathtraps off your hands. Reimburse people their money back once the house is livable. You will make that money back in taxes. The people in charge of this program need to change their way of thinking....get creative . Offer us $1000 to take it off your hands!

I wish I could give this business no stars. They're whole objective is to prey on the citizens of Detroit, bribing them with a house for as low as $1,000 but the house needs extensive rehabs, they keep a lien on the house which prohibits you from getting funding to rehab so you’re stuck spending all of your own personal money in the house and once your funds run out then they take it back and sell it to someone else. The customer service is a mess, (Not all of the reps, some reps Rashad specifically is very helpful) but majority of these people literally are just people with jobs and know nothing about real estate and they make you wait over an hour to talk to anybody. I’m fair and honest in business so If the time comes when the land bank makes changes, I’ll change my review but at this point I stand on it and stand by it. They’re playing a dirty game. The objective should be to bring back the City of Detroit and get all these decapitated properties rehabbed and occupied providing good quality housing in Detroit for the families here not the smoke and mirrors games they’re playing. Everybody can simply be happy if they just did things the right way.

The land bank was a great experience for me. I came across the program from watching some YouTube videos and decided to give it a try. I achieved compliance in 8 months as an out of state investor (From Florida). Never had any issues with my compliance rep. As she was extremely responsive and I'd hear back by the following day. My calls were answered everytime. I paid $1500 for my property and never saw it in person. did the the work myself. The waterline was cut from the outside and after being told it would be between 13k - 15k to repair, I drove out for a weekend and did the repair myself for $800 included the gas for my trip to Detroit and back to Florida. If you follow the instructions and check list provided, you'd be fine. Now Im Looking to purchase the lot next door to my property to add more value. I'm not rich but I'm resourceful. Point is, if you want something bad enough you'll figure it out. And anyone with half a brain can figure it out. Don't let these bad reviews change your mind. I took the chance and it paid off. I'm already starting repairs on the second house. This was all done without a loan. Just put in the work and you'll be fine.

I cram to understand why Detroit land back it's so eager to tear down houses that can be saved when there's a host of properties that need to be taken down that can't be saved. Maybe because there's money in demolition. It seems funny when someone says no take a house off demolition because I want to buy it, that they would rather year or down to which takes more money. But of course more money. Detroit land bank eats to year down houses and leave lots which brings down property value and ends up being lots that Detroit land bank owns, but willingly neglect thus the lots ends up covered in overgrown trees and weeds.. It's as if there's no concern with restoring houses the task only concern is money. Can we get more money for demolition than sales? How does a realtor company own a property that was owned by Detroit land bank and say they are selling it for Detroit land back? That's w Conflict of interest right? How does Detroit land bank hold lots and say that the lots need sidewalk before they can be sold so they are not accepting applications for the lots , yet do no work on the sidewalk and say the same lot is$250 now the price went up. Seems Detroit land bank is making excuses to not sell houses and lots to hold on to them and raise the price which seems officially crooked.
