I am extremely impressed by the services of Michael Lam and his assistant Laura. As a first-time home buyer, I found the process extremely stressful but Michael was able to guide me through it with confidence, patience, and finesse. All of the documents were thoroughly put together and in meticulous order and all the necessary transactions including registering title and making sure the funds were done on time. I especially appreciated the call from Laura congratulating me for being a new homeowner.

I had nothing but problems with this office, they refused to provide information that has been requested, repeatedly, they were difficult to deal with. Lost my documents which I had to resend. When the paperwork was finally completed they failed to provide my personal documents back, which they then had to courier to me.... I will NEVER deal with this firm again and have written to the law society about my issues with them

The Cobbett & Cotton team are a pleasure to work with. I have sent a few clients their way for purchases, sales, and refinances - never had or heard of any issues. There is a reason why they are on the approved list with most lenders. Would definitely recommend their services to anyone.

Rude and somewhat incompetent for the money you pay them. I had a real estate deal done for my first home purchase. I was referred to them by a mortgage professional because they work Saturdays, but after dealing with them, I wouldn't darken their doorstep ever again. Every time we asked them questions they would look blankly at us and say I don't understand your question" and were very standoffish

The receptionist, the first person you meet when you come into the office, the one that sets the tone, the first impression, is absolutely horrible. Not only is she short and cold and rude... She slams things around on her desks, talks to herself, sniffs and snorts (cold or allergies), wipes her nose with her hands and then touches documents. She took 3 doses of some kind of medication during the 15 minutes that we were waiting. Checked her phone 3 times and put on lipstick twice. Not the best first impression for your clients

Excellent service. I had to complete a real estate transaction while out of town. On very short notice I was able to sign all the relevant documents before leaving. They then worked closely with my banker on the logistics of payment. Very happy.

If this review prevents just 1 person from using this law firm, I have done my job. I wish I could give ZERO stars.Cobbett and Cotten was hired to do the conveyance for the purchaser of property we sold.During the conveyance Cobbett and cotton was responsible to inform the purchaser of What easements or other charges are registered against the property? Researching the title, and property and advising if the purchaser get title insurance or a survey certificate etc. This is all stated on cobbett and Cottens web site.Almost 2 years after the sale had completed we were served with papers from Cobbet and Cotten on behalf of the buyer due to the property being not accurate as to what we sold.This dragged on for 1.5 years, all the while we claimed our innocence.Because of the costs of hiring a lawyer, We chose to represent ourself. Thats right, two people with no post secondary education at all, going up against a law firm.During the 1.5 years prior to trial I met with the purchaser and lawyers several times and explained they need to drop this, and that they have no chance in winning. I even proclaimed out loud to them that the law firm must be doing this “pro bono” because of an error they must have messed up on during the purchase.The law firm, nor the purchaser ever disclosed if the firm was working probono or not. However I did ask the purchaser in one meeting how much he was paying the law firm? and his response was I better not be paying anything!"The fact of the matter is that it doesn't really matter all that much if they were working pro bono or not. The events that transpired during the course of time is proof enough to warn anyone to use this law firm for anything.Prior to the pre trial settlement conference
