The management staff here are shockingly disorganized and unprofessional. The suites are decent once you move in, as long as you don’t have to deal with notices from staff saying they’ve lost your proof of insurance or parking spot number. I’m a business professional and would be embarrassed to have this management run my company.

Horrible place to live. They literally don't have ANY parking for any tenants. If you decide to rent from here, make sure you don't have a car or else you're paying x-amount dollars plus $130 for parking!I've managed to live in many places around the world and this is by far the worst management and place I've ever had to live in. I truly hope people read these reviews and consider their options.

The leasing office team is awful and disrespectful. I had a problem in signing the contract in person (but I could do it electronically), and I was trying to find a win-win solution for both of us but the leasing agent just cancelled the appointment without asking me. Then, I looked for the manager to see if there is another way for signing the contract. This time is even worse than the last time. The manager's attitude is offensive and rude that she kept telling me how I would evade the rent in the future, even I promised to give a whole-year rent ahead. How ridiculous is it? Literally WORSE experience ever!!!

The reviews here are strangely negative based on conversations I've had with others who live here and our own experience having moved into the South building early on during construction. I've lived in luxury buildings in Toronto and the experience here has been much better. That said, you have to hold certain beliefs about what trade offs you want to make.- The property managers are competent. I've lived in a few high end buildings in Toronto as an owner before moving here as a renter. I would say I get more respect and more timely responses now than I did as an owner. I doubt there are other rental buildings around here with better management, at least I can't conceive of how they would pull it off. Things get fixed quickly, they set good expectations and work hard.- The building is relatively good quality. There are some weird issues involving plumbing that others have mentioned. There isn't much the current property managers can do about that but fix it. Nothing major, generally just issues of minor leaks where things were installed poorly. These things get fixed quickly by competent people, which is good.- Noise really does not transfer between units. Relative to condos I've lived in, it is excellent how well noise is controlled here. The biggest downside for me of living in apartments is generally noise from other neighbours. We basically don't ever have to deal with that here. The few times people have made noise, they tend to get shut down very quickly. If you like to make noise, you may not like it here, if you don't like noise though you will appreciate how quickly and efficiently it's handled.- Everything works. The benefit of living in a new building is that things all work the way they are intended to. Sometimes even after a building has been used by one other owner/tenant, things start to entropy. Here, I have been pretty impressed by how consistently things are maintained. That includes cleaning, but amenities too.- The events and community are quite strong relative to other apartments. The events are well liked and attended and generally speaking people are friendly to each other. It's clear that effort on the part of the property managers and people who live in the buildings is put in to ensure this.- The location is excellent. If you want to live in Waterloo and like to walk to things, it's basically the ideal location. It's far enough away from uptown that you don't get noise, but it's still immediately next to the park, 5 minutes to get groceries or go out for dinner. It's still under construction but progress seems pretty slow and we haven't had many noise issues.- In terms of downsides, the parking issue seems to be a main one. You can park at the arena without issue assuming it's not overnight. We don't have any overnight guests but it can be a hassle finding parking. It's annoying to have to bring recycling down and sort it compared to throwing it in the chute. There's no concierge to accept packages for you so you have to be here. That's really all I can think of. Otherwise it's great.

Don't be fooled by the thin veneer on the sales presentation and amenities; this is very much an active construction site. With unresponsive property management who really don't care about 'making it right' - when they have straight-forward opportunities to do so. Make no mistake there is no peace, security, or consistency for you or your property if you're looking to pay a little extra for this luxury" building.2.5 months in:1. My husband and I downsized and it was the best decision. We love living virtually maintenance free, living close to Uptown Waterloo and there is always resident events happening. It’s a great little community.

Not profissional and not elegant. I made an appointment by phone to take a look at one of their units, however at the time I got there they said no appointment was ever made. They totally denied it, and refused to show me the place even though I was there already (and that was during a rainy day). No apologies at all. Why would you make an appointment if you won't have a representative available to show an unit to a potential client?If that's how they treat their new customers, I can imagine how they treat their tenants:'No, sir, we are not liable for problem YYY in your unit'. 'No, sir, we can only try to solve your problem the next month'.

The Onyx at The Barrel Yards
Barrel Yards is the only place in Waterloo that has so many amenities including pool, sauna, games room, gym, library, barbecue pits etc. We absolutely love it. The management is very helpful and is very quick to respond to any maintenance issues. The location is beyond perfect too. The apartments are walking distance to Uptown Waterloo and Waterloo Park.

In our experience, the buildings are poorly managed and they are not receptive to tenant concerns. They routinely put in place rules that restrict enjoyment and create unneeded hassles. Regular construction, changes to parking, and issues in the unit. Mismanaged, rude staff, and an unwelcoming atmosphere. Look elsewhere.

Oct 8 2019 UPDATE: I emailed the company via the address they left below on Sept 12, 2019 and have not heard anything back.Horrible service from the leasing agent side. On more than one occasion I set up viewings at their first availability" only to be cancelled the last minute because units were sold to other renters. Broken verbal commitments more than once. No regard for customer success or priority. It's a nice building in a nice location
