At first I was skeptical from so many negative reviews, but after living in my apartment for over a year, my experience with Smart Living Properties has been nothing but positive! The maintenance team has been prompt to respond to our maintenance requests, and they don't hesitate to replace something if it can't be fixed (we've gotten two brand-new faucets since moving in). Our property manager has been responsive and understanding of our requests. We respect the property, and the property management team respects us. The unit was exactly as advertised on the virtual tour. Maybe the experience varies depending on your property manager, but I would definitely recommend Smart Living Properties based on my experience :)

Smart living properties is an absolute nightmare. If I could rate this zero stars, I would. I feel so sorry for the poor people who come to ottawa and get stuck with this company. This organization has no regard for your well being. They will chop up an apartments into tiny rooms until it is barely liveable. There is trash thrown all over the properties, constant complaints from neighbours about the state of these properties. Your money and your rights as a tenant are not respected here. Seriously stay away.

I have been a commercial tenant for a few months and am always pleased with the services Smart Living properties provides. My expectations for a large company are to see regular repairs and renovations being done to keep everyone safe and secure in their homes and buildings. Thank you Smart Living for helping this small business owner rest easy knowing she has help caring for her business. So far the sump pump, a toilet, door locks and some hallway painting have all been dealt with quickly. They provide each community a contact person to make communication easier.

Do not rent from smart living properties! I rent a retail space and apartment from them and my apartment had not had AC in over a month and I am refusing to pay them rent because they are not fixing it. They won’t even help the ac company get to the breaker to fix the problem. The maintenance man told the AC company he did not know where the breaker is for the AC for my apartment. As a landlord I have handled a ac issue at my condo in Myrtle Beach South Carolina from Canada and all I did was call a ac company and tell them to go fix the problem and call me with the bill when it’s complete and I don’t care what the problem is I just need it fixed. Smart living properties has not done that. Do not rent from these people! 4 units in my building are all moving because off issues with this company! They don’t want people to hear how bad they really are. I am available anytime at my store located at 196 Beechwood if anyone would like to speak to me before doing business with these people they can come see me. Do yourself a huge favour and don’t rent from this company. Smart living properties is by far the worst company ever and the owner is not a good person based on how his employees run his company. Leadership starts from the head down and the employees are doing people wrong because the owner does! Sad

Absolutely awful experiences with smart living. The management treats tenants and employees horribly. Do not care about the safety of their buildings and will hold off repairing necessities such as heat and water. Management will gaslight you and belittle you if you go to them with any issues. Not to mention the lack of privacy and illegal entry on behalf of their team. DO NOT ignore the bad reviews in hopes that your experience will be any different. So incredibly sketchy, for the prices of their apartments you’d expect at least the bare minimum, however Smart Living will go above and beyond to disappoint you.Edit*** I saw the response and I would recommend looking into emails from November, sent to the other email that was the resident service email at the time of the peak of these issues. I have no interest in discussing these issues because the last 6 conversations with management has gotten me nothing. Thanks for your sudden interest in now addressing these concerns that had been going on for months.

I signed my lease in April of 2022 along with my best friend of 10 years. Since moving in I've also convinced my sister to sign a lease. My leasing agent Mo was the absolute best. He answered knowledgeably to all my questions and remained helpful at getting me started at my first new home. Normally I do not write reviews, however I really needed to show appreciation for Whitney. Whitney has been the most respectful, impartial and kindhearted person I've met. Every single issue I've had since the very first day she handled in a timely fashion with direct action. Additionally, she remained completely impartial but very helpful when dealing with the issues between roommates in my unit. Personally it takes strength, compassion and empathy to do her job and she's gone above and beyond in her position. I appreciate her dedication to prioritizing the tenants and for that I have to give her the utmost respect.

Horrible experience, I lived here since September and I'm still waiting for blinders. I have no intimacy, everyone can see me inside my room. They promised us new desks = lies. The house is full of weird insects and centipedes !!! Can't wait for this contract to end. You should absolutely avoid this company

Absolute worst rental experience of my life! When I moved in my unit was disgusting, not cleaned at all and full of dust and dirt. It’s a nightmare to get a hold of the community manager Bea Garlan, you literally have to email and call her multiple times to get a response. The stairs to the apartment are grimy and dirty and look like they have blood or vomit stains on them. I was provided with carpet that was dirty with dried up gum and other stuck on stains in it. My couch was also disgusting and getting them to come and clean it as is expected as part of the contract was like pulling teeth. The only attractive aspect of the units was the month to month lease and fully furnished but honestly it wasn’t worth it looking back.

Just moved in last week and as much as I was excited as a busy new student and really wanted to have a good experience. But unfortunately my experience was horrible. Nothing clean like the pictures, the apartment was disgusting with bugs, flies and trash everywhere, mould smells, baseboards and crevices filled with rotting food and the list goes on and on. First and last experience living here. Not worth the money, save yourself the mental peace and spend some more money living in somewhere you can actually call home as a student. Instead of getting sick with all your roommates due to the health hazard and disgusting lack of cleanliness save your health and go somewhere else that cares about the safety, cleanliness and health of their tenants.Update Feb: the management gives no s*** about their tenants and are in violation of many bylaws as reported by 311, we didn’t have sewerage, water and some parts without power for over 24 hrs without any communication or care. Garbage and sanitation is poor, overflowing sick benign and dangerous at Henderson. Disgusting and careless. Worst place to live. Management might get sued and face legal action for the conditions which violate contractual agreement and city of Ottawa safety regulations and bylaws.Edit:I chose to evacuate my property due to on going life safety fire issues, with roommates leaving the gas on all night letting the building fill with dangerous toxic natural gas, creating electrical fire hazards and fire incidents in the kitchen with 0 care from management. They have no respect for their serving soldiers or students that pay significant money to them, and have refused to return my deposit despite actual hazards present. This is in addition to when we lost basic water and sewerage service for nearly 48 hours in a house that holds 13 despite our neighbours having everything. Many times promise to reply via phone or email and never do. Property manager Chris has done nothing to help the situation of contact me. This company is full of people that want to take advantage of you!! Be aware! They would rather take a service member to court / LTB over a simple one months rent and force me to fill out a T6 rather than make things right, when they are well aware of issues at the property. Stay away!!!
