Don’t trust this builder make sure everything is done on day of possession 2 months now still waiting for fireplace , shower , 2 weeks no hot water , water leakage in basement crack in foundation , they said we need 10 warm days to do driveway concrete work and outside garage tiles and paint i think now its mid of may passed in alberta more than 30 warm days gone fire at 109 places in alberta they still waiting for warm days from last 3 weeks temp. is more than 25 degrees in day even though they did not tell us yet when they are going to do that stuff many more problems in house emailed many times no one cares will upload there conversation screenshots very soon.Dont waste your time money and energy by buying house from landmark homes.

Sent my building plans for a net zero home to be built in their factory. They delayed and strung me along for 3 months waiting for pricing. Then after 3 months with multiple calls, multiple emails, and the peak of building season passed, they tell me they have closed their custom division and won’t price or build the home for me. Some of the poorest service and organization I have ever experienced in my long lifetime!

We booked our home with Landmark homes at Laurel crossing in January 2021 and got possession in September 2021. Here is our story to help others. Our overall experience with Landmark homes was good.We visited most of the show homes in the area's by other builders. All the show homes were well design and were very attractive. We also visited most of other builders under construction homes. I work as quality control inspector in construction and saw lack of quality, house keeping and workmanship issues which can lead to bigger problem in future.When we visited the Landmark Melbourne show home, Mr. Ankur Madaan and Harpreet Saggu gave us a warm welcome and explained us how Landmark use modular system to build homes. We like the idea as you will get better quality when most of the construction done in shop. We also visited 3 of Landmark's under construction homes which were at various stages. All 3 homes were showing good quality, spotless housekeeping and good workmanship. Their price was slight high what other were offering for the standard model for the same square foot home but we went with it as we saw the difference in quality. During the construction phase when lumber prices went high and we saw other builders stop using plywood for exterior and used fiberboards (Drywall like stuff) but Landmark still used plywood for sheathing. We were so happy that we decided to go with Landmark.Our experience at design centre was great as Masooma helped us choose the right combination of colors for interior and she was very accommodating with changes we requested after the initial consultation.Construction went good without any issues. We visited the homes many times during construction and housekeeping was always top notch. At the possession there were some of the items were not installed due to the COVID supply issues which was understandable. Most of the missing items were installed within a week except fireplaces as the model we choose was not available in Canada.I am giving Landmark 5 star as I seen worse what other builders do in the neighbourhood.***Watch under construction homes before you buy. Show homes don't tell you what used inside.***

Purchased a spec home from this builder in Aug 2021 and received information from the builder and developer that our landacaping should be done within 1 year of possession date in order to receive our $2500 deposit back.We finished our landscaping in August 2022 and sent all the needed paperwork to the appropriate team members and did not hear any updates from them until we reached out to the builder in Sept 2022. We were informed that our landscaping was assessed and approved and that we would be receiving our deposit within 2-3 months.It is now January 2023, and we have not yet received our deposit back from the builder. We have sent numerous emails to the builder and given a contact named Mehrdad who has been dismissive and rude in all of his replies to our inquiries about the status of our deposit. He has not given any clear answers other than some sort of manager following up, blaming the developer, then back tracking and saying it is normal process for it to take longer than the 2-3 months that he initally referred to. Since Mehrdad could not give any direct answers to our questions, I reached out to the developer in Nov 2022, only to receive an email from Mehrdad telling me NOT to email the developer. I waited for December 2022 to pass and sent an email after the new year inquiring about my deposit, and I have not received any response from Mehrdad.My neighbor and I have still not received our landscaping deposits, despite following the timeframe outlined by this builder and developer.I would be more understanding of this situation, had I been given clear reasoning to the delay of the return of our deposit. However, we keep getting the run around from Mehrdad and no clear answers and timeframe as to when we will receive our deposits.I am disappointed in this experience as someone who purchased a spec home and know in the future not to build with landmark homes now that I know customer service and follow-up is a nightmare.

Its been months of living in our lovely new build Landmark home and so far so good we have no issues with the house, this is me giving my honest review.Sean: Building inspector was amazing and went above and beyond to ensure all was right with inspections and getting our certificate of occupancy timely even though there were hiccups between the bank and admin office that resulted in possession delay. Sean is very knowledgeable and i must say a great asset to Landmark.Kat: Our sales representative was also very knowledgeable and did her best to answer all my questions during the building phase, although there were times she was very impatient with my questions and clarifications especially when the sale was concluded and i believe she should work on this. A lot of my concerns was dismissed as my bank kept asking for the building reports to be filled since i did a draw mortgage, towards possession, the very thing we kept asking about ended up posing a problem, an inspection form was never filled and inspection request was not done ahead which ultimately delayed possession day.In addition, I was also told that i had to buy all my appliances myself as Landmark does not buy appliances anymore for their customers, on the day of possession, i discovered this was not entirely true as Landmark does get appliances but customers had a choice to opt out, i was not given this choice and it ended up costing me almost 2000 CAD in setting up a gas line myself because my stove was a gas stove. Gas lines apparently does not come default with the house. I really was upset about this but decided to let it go. Sales persons should not be interested in making sales alone but should be willing to advise their clients as best as possible.This unnecessary wastage in this current dispensation of inflation could have been avoided.All things being equal we are happy with our home.

Hats off to Kemala and Andy Russell who are in the warranty dept. Until both of them were involved, we had horrible warranty service after buying a new showhome.Water pipes leading into our home under the concrete steps were broken when the home was built. We did not realize the extent of the problem until we had to replace our sump pump multiple times and had flooding in front of our home. The first time we contacted Landmark and also Alberta Home Warranty we were completely dismissed and were told it was not a warranty issue because the broken pipes were not a part of the home. The warranty manager refused to listen to us. And AHW siad they couldnt help.However, there is no way we would have purchased a home with broken pipes. Given how we cannot see through concrete, the home was sold with a defect which should be repaired.After a few years of trying to get someone to listen, Kemala received our email and addressed our problem with courtesy, professionalism and fairness.This is our second Landmark home and I know the repair cost Landmark tidy sum to fix. However, our other option was looking to move and not purchase another Landmark home ever again.But Kemala and Andy have improved our experience.

We got possession in November, 2022 however there are so many issues still outstanding. Have been sending emails to Warranty Department, however warranty department never responds.I heard a lot about Landmark before buying this house, however we are disappointed with the quality of work and responsiveness of the warranty department. I would not recommend Landmark Homes

Only good guy in landmark homes is ankur ... Explained to me every single thing.. land mark homes gave me possesion of the house was not even completed took keys in good faith paid my rent for one month. Landmark did not Give nothing after i spend so much because of these guys fault..their manager comes and offered 120 dollors to me for there fault what a joke. Now i am living in house 2 month warranty date comes so.many small things comes up...they fixed some now nobody picks up phone or even when somebody do pick up they make excuse and another week passes again ..tired of calling and wasting my time..and one thing more i get my applinces gas range 2 month later after possesion spent so much money on utensils because the gave me inaduction plate for.loner.recieved fridge yesterday..after 4 months..i can write whole night but dont want to waste my time.when ever u buy from these guys whetever they promise keep in written charge money for everything from costomer but deliver after 4 months...
