We live in a new mid-rise condo building (almost 4 years old) and use Capital Integral as our property management service provider. We are very impressed with their timely responses to our questions and they do an excellent job of keeping us informed with their many updates and notices. Their service representatives are excellent and very friendly. It is a pleasure for us to deal with them.

Douglas Warrington Unit 431Having lived my life outside of the rut with the wind in my face, I have continuously learned and acquired many skills, academic accomplishments, knowledge, multicultural respect, etc., etc.. Along the wonderful life journey so far I have been fortunate to learn a lot from and appreciate people who are cooperative, compassionate, kind-hearted, helpful, honest and multi-talented. Meeting one of the best recently has prompted me to pass this praise for Eric on to his employers.Eric has a huge amount of excellent abilities/experience in looking after our wonderful new living space here in Sussex Square. He is highly skilled and experienced with communicating effectively, plumbing, carpentry, repairing kitchen appliances like dishwashers, cleaning and arranging, keeping things clean and in order, maintaining, painting, doing iron work, winter storage, concrete work, wood work, electronic equipment such as stereo equipment, improving the entry doors to our underground parking and electrical work too.Probably I have not added everything that Eric is capable of fixing/improving/maintaining. He is also so respectful of everyone who lives here. I often wonder if he even takes time to have lunch! He seems to have a huge load on his shoulders but I've never heard him complain! Wish I could recall more positive points about Eric but my mind is getting older. The objective here is to praise Eric with the truth of his respectful nature, efforts, skills and capabilities. Hopefully this report will have a positive effect on his employment record - and even on his salary level. Eric is extremely well-prepared for this difficult and challenging and busy, busy job. Where is the option for a half star? Although I could go on and on, a long story short is this. I have lived in a condo for 2 yrs managed by capital integral; you contact the property manager about an issue and three things will likely happen, no response at all, or they will point the blame somewhere else or they send you one of their standard replies thanking you for your comments and then they do absolutely nothing. They are not proactive, they have no integrity and they are pretty much utterly useless. The only thing they manage to do well is collect their management fees. They are a sad, sad excuse for a company!

I had to pick up my mother from the hospital, she has dementia and I was trying to get there quickly except the FOB stopped working and I couldn't exit the garage. I called the number posted as it was after hours and on a weekend. Nothing could be done. I had to Uber to get my mother. Months later I was told I owed $60 something dollars for calling the emergency number. This was an urgent matter for my mother who's lived at 1100 Ambleside for over 20 years. Then a few months after this my FOB handle broke and I was told I would have to pay for a replacement. Ridiculous, I just walk around with a broken-handle FOB now.

I have always had excellent service when dealing with Becky who manages the building where I own a unit. This company tries very hard to be pro active and does their best to enforce all the condo rules and regulations. It is very difficult to be a Property Management company these days with all the new guidelines set down by the Condo Authority of Ontario. Having dealt with many other condo management firms over the past 40 years, this is indeed one of the best. Thank you

I had posted this review on 2021/02/23 that was unable to be publicly viewed, nor responded to, until I edited it on 2021/03/03.Regarding the information you have provided about the board of directors. Thank you very much for clarifying the nature of your relationship.End Of Edit-----------------------The property management (Capital Integral Property Management) at the Gotham Condominium (224 Lyon) is subpar, though the building and surrounding area is not bad.Here are some of the notes I've taken while living here:- The handicap access button for the interior front door has not worked for more than 3 months.- Multiple reports of package theft have been made and attempts to amend this problem have not been successful.- Notice for reserved elevators will be sent to tenants the morning of.- Hot water has not been available to some units for over 5 months.- Noise complaint warnings are issued to the wrong units.- Building management cannot be trusted as their words do not have any integrity when concerning auxiliary fees.Example:I personally rented bike storage halfway through the year, when I moved in, and was told that my fee was settled for a year. After the construction of a locked bike room, I am told that I need to pay a new rental fee and that my previous fee was only for the previous year. This was not made clear at the beginning and therefore I paid a whole year's fee for only half a year's service.I've received a reply from Melissa S on this matter, stating that there has been confusion about this issue in the past" revealing that this is a common problem

Capital Integral is becoming a great asset for our condo corporation, simplifying the Board's job, keeping directors informed yet out of the weeds, as it should be.Our new office admin is responsive and he does a great job liaising with owners, the Board and the property manager. He is a self-starter and performs well without oversight or supervision.

If I could put zero stars I would!!!!They don't listen and are closed to people opinion. We can often find the front desk empty in our building. I don't think they trained well their employees to be helpful and the owner wasn't either so says a lot.Some staff is friendly and are willing to help Adam and James but some employees are terrible to deal with, it's not normal to feel unwanted and watched in your own place/building. (And we are very simple tenants,friendly and respectful human being with good jobs in fédéral and private sectors) It's a shame that this company that is now in charge ruined it for us and others, we use to love this building and his energy.I'm praying to have a positive impact with this review but sadly my expectations are low.

I was a member of my Condo Board for more than a decade. In the Ottawa market, I can personally attest that it is a challenge to find a quality property management firm in general let alone one that delivers consistently high levels of support no matter the unique conditions of your condo corporation. In Dan Fried and his entire team at Capital Integral Property Management, we were lucky enough to find the exception. Always responsive. Always knows the bylaws and condo corp legislation inside out. Always handles our contracting needs with attention to cost efficiency and service delivery and no matter what, always treats all owners with respect – working hard to respond in a timely and effective manner. As a Board member, I trusted Capital Integral Property Management to support us in making wise decisions – even if unpopular – to protect the investment all owners made in our corporation. If you are buying a condo, make sure you ask the Board for their feedback on the property manager. It can make or break your day-to-day living satisfaction, but more importantly it impacts the value of your investment. Capital Integral Property Management sets the standard to which all property managers ought to operate and you will be in good hands if you have them as your Condo property management company.

Capital Integral is becoming a great asset for our condo corporation, love the communication!! Réjean the property manager is absolutely wonderful!! The admin Carolyn is absolutely amazing and so so helpful!! They are both beyond amazing with juggling the crazy amount of work and dealing with everyone's issue with respect and always with a smile! Thanks to both for helping with my mothers issue ! We are so incredibly lucky to have them both and to have Capital integral managing our building!
