The regular monthly rental for all units in this condo is between $800-$850 and absolutely it does not worth to pay more than this amount for this building. Just be mindful of some private landlords/owners that may abuse you if you are new in Edmonton and not aware of the regular price for this place. We moved from BC to Edmonton and were not aware of the rentals here. So the landlord ( Sandeep Mehta) leased us his unit (906) for $1050 per month!!!! After 2 month, we realized that all other units pay around $800-$850. Apart from this obvious fraud, he is very impolite, extremely rude and not responsible. In total, I can just say do NOT lease any units from Sandeep Mehta. I just realized that he is currently advertising his unit on Rentfaster for $950. Be careful, $950 is still very expensive for this place. This building does really worth to pay more than $800 per month.

We signed a contract with them. And after a few weeks they said that the apartment that we have rented is full and we should go to another unit with higher price( although we had payed 3 month rent and the deposit ahead of time). When I talked to other people in that building, they all confirmed that this is a very common thing in this condominium. They have even moved their tenants after they moved in several times . I was traveling to Edmonton in Covid and had that place for my quarantine plan. I had to change my flight and everything ( imagine the pressure). I do not suggest this place at all. It is not a good place and there are way better places in Edmonton.Very very irresponsible landlord.

Parking lot has been covered by ice for several days... I was about to slip and fall a few times... the sand box is empty... this is not safe!

LOCATION!!! I can walk to everything I need , Starbucks, shops, and I can tan on grass of provincial building across the street. And 10 $ taxi to white Ave

Incredibly old building, with little to no maintenance.I have never seen a single cleaner, the building is dirty.During winter the walkways are covered with snow and ice.The Property Manager is almost never in his office and has to be tracked down for even the smallest thing.

I love the location, but it is managed by Braden Equities. They make living here hell on earth. My unit flooded twice in less than a year and they refuse to do proper repairs.A large number of the units in the building are owned by Dustin Paquette, a Braden employee, and I believe a brother of Braden Paquette, the president of braden equities. Braden's only interest in the building is protecting the family's financial investment in the building.The onsite manager, Claudii Kolesnic, is a Braden employee who also sits on the condo board. The office staff at Braden is incompetent and incapable of typing a correct email address, the only way of communicating with a company still closed to the public in Oct 2022.Stay far away from anything related to Braden Equities in any way. They are slumlords of the worst kind.

Been to a friend's place here, the place is spacious and has full sized appliances.Rent is reasonable with no outlets for cars and no underground headed parking.Hallways are dimly lit and sometimes carpets have a weird smell like cat piss.If you work downtown you will have to make the trek up a steep hill or up a few flights of stairs everyday.

I have lived in some shady places, well I think they were.The building management here is definitely absolutely Nonexistent!!!.When he is available it is a huge mess. I have never lived in a building quite like this!!! It is ridiculous.

Terrible experience. The management was unresponsive and tried to charge for so many things that wasn't my responsibility. I felt unsafe and like I had no control with my own apartment. The building was very dirty, the laundry room especially was disgusting it always smelled and looked like it was never cleaned. The washer didn't do a spin cycle so my clothes were always soaked, I spent so much money drying my clothes( which was probably intentional ). The building always smelt like weed and cigarettes. I do not recommend this place at all.
