Walcott Property Management is very professional and a pleasure to deal with. Right from the start, the sign up was easy, communication with tenant and other third parties was clear. Service is excellent, it's like being in the province myself, I highly recommend.

Being new to real estate investment I needed a property management team that would be completely turn-key. After talking to a few and being generally underwhelmed, Walcott immediately stood out by travelling out of town to meet with me and explained their process, their experience, why they are different and exactly how they would manage our property. That was 6 months ago, and since then Michael, John and team have exceeded expectations every step of the way. Their tenant placement techniques aren’t just about filling a vacancy, they are designed for long-term occupancy by matching lifestyle compatibility between multi-unit occupants. They are quick to respond to issues and have established relationships with trusted tradespeople. They are meticulous and driven, and manage my property as if it was their own. It feels like a true partnership. When we start looking for the next investment property it’s going to be in a city where Walcott operates.

Walcott Property Management have done an excellent job of taking over the management of two triple'x that required urgent attention due to prior mismanagement. They have proven to be highly responsive, superior problem solvers and results oriented. Above all, they practice a high degree of integrity fortified by a thorough knowledge of rental property management. I will not hesitate to refer rental property owners to this fine team.

The short of it is they were one of the most lazy, inept and shady groups of people I've ever dealt with.Here is a more detailed review if you're interested. When we signed up with them they had promised to look after our property like it was there own, dealing with problem tenants etc. Sounds great but in reality it was far from it. We had a tenant who did not respect our property and Walcott didn't enforce anything. When the tenant moved out we we had to pay for all the damages incurred which could've been avoided had they been able to live up to their promise. As well, the tenant refused entry to show the property to prospective tenants which is unlawful but Walcott did nothing about it and I lost out on a month and a half rent because they can't do their job.I wish I could say it ended there, but when finding a new tenant they promised them that we would pay for electric and take care of cutting the grass and snow removal which was never the case. I had even told them that before they moved in that it wasn't included, but still nothing was done. Now I am currently on the hook to pay for these things due the ineptitude of Walcott. To try an make things right they had agreed to cover the cost of cutting the grass and snow removal. However they only cut the grass when someone complained about it. For snow removal they had made some deal with one of the other tenants to do it so it wouldn't cost them anything it's just shady behavior.On the topic of shady behavior, you have to watch these guys like a hawk. I had multiple instances of bogus charges. Such as charging me full management fees while the unit was empty, charging me for removing weeds which was their responsibility anyways (and it was removed by myself and the tenants!), I also had a charge for fixing a gate $150 and there wasn't any new hardware they just repositioned the latch and when I asked them multiple times about it they flat out ignored us. Near the end the communication just went downhill and they were just ignoring us completely so we had enough of this and finally ended doing business with them.So for anyone looking for property management you either might as well do it yourself or at least chose someone more competent.
