Options For Homes
Although OFH has good intentions in providing low cost housing, they are totally incompetent in executing construction and registration in a timely manner. We purchased a unit at Jasper Condos in Milton in 2016 and it took 3 years to get it built and get to interim occupancy. They took our entire final balance in 2019 at interim occupancy promising we would have final occupancy by the end of 2019. We've been paying them thousands of dollars in monthly interim rent" since then and now

Options For Homes
We, my husband and I are new owners of a lovely unit in Village at Main Station. We are very happy with the building and our unit. And of course the great location within minutes of many public transit options.The building is well designed and constructed by Deltera, a very reputable builder. The finishings though not luxurious are quite modern and leave a good impression when entering the building. Our unit is quite modern as well with a big balcony and great views over the Danforth.The process from paying our deposit to actually moving in went smoothly with the help of the Client Success team from Options for Homes. With their model of helping owners through their offering of support with the mortgage makes home ownership more viable for many.I would certainly recommend Options for Homes and suggest you check them out if you are wanting a home of your own.

Still waiting after several years. I gave them signup cash in 2015 to get on their list for the Carlton street condos. They told me they would launch mid-2016. We're now four years later, and they've now hidden away all references to this development. But it doesn't matter because their condo prices are now sky-high just like every other developer.The company lost their way after they lost their founder. All that stuff about keeping costs low by avoiding showrooms, skipping the amenities, and sticking to fundamentals is gone. Now they're just another big business money-making developer.

After getting scared that I'd be priced out of the rental market, without significant savings to show for it, I've purchased my first home through Options. I'd heard of them years ago, but took my time researching; I wanted to make sure it wasn't too good to be true. Good news, it isn't. They have been forthcoming and transparent throughout this process. This is the best approach I've seen to help people get into homes and stay in them in this chaotic market.

I'm a first-time homebuyer who is moving into my very first condo in a few short days! From start to finish, the experience with Options for Homes has been amazing. Their staff are friendly and knowledgeable, and they really help to de-mystify the process of buying a condo. I've been to one of their Condos 101 events also, and they thoroughly explain everything that goes into buying a condo in Toronto. The building I'm moving into is Delterra- built, and on the pre-delivery inspection I was really happy with the care that went into the construction., and with the Delterra team. There were still requirements of me in the process, I needed to have at least 5% of a down-payment, and I needed to be on top of tasks like saving for finishes and applying for a mortgage, but all in all, Options has made the process so much easier than it could be otherwise. This organization does not care about helping people become first-time home owners. They hide as much as possible from you when you sign the contract. They make you wait forever for your first home. In our case, we waited for four years before we finally moved into our home. We couldn't close because of sudden job losses. At that point, we had put all our savings into that home and maxed out a couple of credit cards. We made a request to maybe find somebody else who could take over the condo so that we wouldn't lose years of savings. They wouldn't allow that either. We had to move out of our home with a loss of thousands of dollars. Stay away from Options for Homes! Or consult a lawyer before you sign up with them!

Completely disappointed. Bought in 2016 the Milton Jasper development. After numerous construction delays (that could not be justified). We started occupying a year ago, with closing to happen at the end of 2019. They have continuesly delayed closing and we have paid tens of thousands of dollars out in rent with absolutely no return. They do not answer, emails, phone calls or voice mails. Be prepared to be paying lawyer fees if ever buying from them. This was definitely a huge mistake on my part ever trusting in Options. I would also like to note the building is already falling apart.

I have been following Options for Homes since 2015, and in 2016 I attended one of their Condos 101 session. I was determined to make my first home purchase with Options as their goal is to make home ownership affordable without sacrificing quality and their portfolio of completed developments speaks for itself.Fast forward to 2018 I was able to save my 5% along with my partner and we placed a down payment on the Humber development. The buying process established by Options was amazing. I was fearful of the fact that you had to get a pre-approval first before being able to select a suite, but to be honest that was a very smart and logical decision Options could of have made, as it lets purchasers know beforehand how much they can afford.My partner and I worked with Meridian Credit Union, the Bloor West branch, our mortgage specialist Nimeaga Shanmugaraj was 1st class! she went above and beyond.After getting our pre-approval, we were paired with a realtor who guided us along the way to selecting a suite and we had the most patient, knowledgeable and understanding realtor Lisa Shirriff.Options for Homes communicates regularly any updates to future homeowners, we were even invited to the site for a gathering to celebrate the demolition of the current structure, they ask for feedback and input by means of conducting surveys.Their staff are great and you can tell they honestly love what they do, you see the same faces at every meeting or event interacting attendees, taking time to answer every question. I would honestly recommended any 1st time home buyer to purchase with Options for Homes, the purchasing experience so far for my partner and I have been very excellent and we can't wait to move in in 2021.

Options For Homes
Although not a purchaser with OFH, I have been following them for a few years. I'm always interested to see/learn how developers, not-for-profits, and government are helping Canadians to realize the dream of home ownership. My concern with most well intentioned home ownership iniatiatives is that they fail to educate the confirmed/prospective buyer on what to expect when closing on their dream home. While the known purchase price and required down payment is a given, many newbie home buyers are not aware that lawyer fees, developer closing costs (if applicable) and land transfer taxes (some rebates may apply) will greet them at closing. The sticker shock alone can send one down a rabbit hole of regret, so best to give prospective buyers an advance on what's coming and how best to calculate/budget for closing (a real estate lawyer can help). Banks/Credit Unions do not provide financing for closing costs.
