Zero stars if that were possible!! Don't walk, run in the opposite direction! I don't know how they are averaging 3.5 stars. It seems impossible!We moved in one year ago. Thank goodness we chose to rent the first year and didn't buy right away like we were originally planning to. This place has been a nightmare. One year later and none of the repairs we've been requiring since we first moved in have been done.The builders are terrible. Our unit is one year old and ceiling has cracks in it. There is water damage in the parking garage (which suggests structural damage to the foundation). There was water damage to the first floor gym after a rain storm.Unfortunately, I can't seem to post photos on here, but if I could you would see the blue tape that has been on our walls and cupboards for a year now.Oh, and the company is terrible. They've got the worst customer service I have ever seen. Don't be fooled by their responses on here. In actuality, they don't respond. They tell you one thing and then apparently don't document it and tell you something entirely different when you go back to remind them.Terrible, terrible, terrible.I should add to this that the plants they planted outside our unit are all dead because Victoria Commons hasn't taken care of them. We're not supposed to touch them. And the garbage shoot NEVER works.We also had both of our bikes stollen from the supposedly secure underground parking garage bike storage and when we addressed this with Victoria Commons it was our problem apparently. If their parking garage were secure, our bikes wouldn't have been stollen. We had expensive bikes and now they are gone.

Have rented here and word of advice ensure that you have a good land lord before signing anything. Many of my neighbors have absentee land lords who do not provide the necessary info before moving in. I have lived here for 2 years and our landlord has handled every issue we may have had. It is new construction so there will be inclusions as with every condo project. The new property manager does communicate with renters who are living in the building. Very happy with the choice, happy to live in a green thinking forward building the geothermal is cool.

Would give 0 stars if it’s an option. Currently renting at one of the buildings and almost every month or so there’s something wrong about the property. They advertised as luxury apartments, but so far the experience living here was subpar at best. The quality of the rooms are not up to standard for a ‘luxury apartment’ in my opinion; there’s just a general lack of attention to detail.The garbage chute never seems to work about half of the week, especially on the weekends. Oh am I a precious snowflake because I don’t want to walk downstairs to throw the garbage, you ask? No, I pay a high rent comparable to a friend who rents close to Air Canada centre in Toronto. I expect these small details to be immaculate given the price for Kitchener.There was a break-in to several cars couple months ago. Note that they advertise the garage as secured entry and all that jazz. Sure, the garage door might have been damaged and that definitely helped some scumbags to break into the cars. But how incompetent can this luxury living space be that no immediate action were taken to prevent these things from happening. Only after the unfortunate events occurred that they finally decided to hire some security guards.Even more recently, there were locker rooms that had its wires cut and broken into. Given the frequency of the events, it definitely paints the living space as a significantly less than ideal area to move in to.Beyond that, I’m quite unhappy with the property manager as they seem to be speaking in a rather condescending tone in their emails. I don’t see the need for them to speak in the way they do, but I sincerely believe that Victoria Commons can do much better with another property manager. While some issues were the fault of a few tenants, there is absolutely no need to chastise the other tenants as if we’re school children.DO NOT RENT/BUY HERE!

Terrible Sales center staff. Sold a unit from these guys to my buyers over a year ago with a promise of a 6-9 month wait for the building to be registered. As of last week nothing has been registered and my clients have been in limbo for almost a year. When it came time to sell these units the sales staff will tell you anything you want to hear, essentially misleading you into purchasing a unit from them. Do not buy from these extremely unprofessional and inept builders.

Builder from hell!!! Worst purchase experience ever, will not recommend to anybody. Too many defects, too many excuses. Unit was not completed on the day of occupancy and were told to submit Tarion 30 day from if we want the defects to be fixed. It’s been months since we moved in, nothing gets fixed. Very irresponsible attitudes. Save your hard earned money and buy from builders with good reputations.

A lot of the reviews on this page are misleading as the property manager has changed a couple months ago and is awesome! Phase II the larger building is phenomenal! It is built with concrete unlike the first smaller building which allows for a quieter experience with little to no shift when the building settles. The landscape and maintenance team has been changed to ATR and they are great. Over the past 4 months there have been major positive changes! Parking is NOT an issue for the condo buildings (yes for the town homes as there is little to none) BUT there is no grey area as mentioned for the condo buildings, the lot outside is owned by the condo buildings and is visitor parking and there is a copious amount of visitor parking in the underground on top of the spot that comes with the suite!

The building is clean, the neighbourhood is quiet, unsure why people are bashing where they live. Everyone who has anything negative to say about their property in the area, you’re only making it worse for yourself and bringing down your own resale value in the future.Think before you post. It effects you more then future potential buyers.

Love this condo building. Easy to find parking above ground, classy party room. The building was very clean and quiet when we went to visit our friends in the Phase 2 building. I love the finishes in the suite and the great city views.

I rarely give negative reviews but I must give my honest opinion as someone who lived here and bought a unit from Queensgate Development. The issues goes well beyond investment opportunities and profiting from real estate.I don't recommend this builder, the positive reviews in these comments are just homeowners wanting their units appreciate so they can resell for a profit. Or sales agents wanting a commission...The management team from Queensgate Development is inexperienced when it comes to hiring contractors for construction. They were super slow in fixing deficiencies and problems that could've prevented a lot of inconvenience for buyers. Previous manager even tried to deny our Tarion warranty claim because they didn't receive it". The construction of the building was also 3-4 years late into occupancy closing. And another 1.5 years in phantom rent ($1000+) each month out of our pocket. Now we are dealing with all these extra expensive fees "development charges" from the builder upon final closing and I can't tell you how stressful this was. During occupancy

I have lived here 3 years. Not enough parking and grey area who is responsible for it. Alot of cars broken into every few months, had some outdoor decorations and mail stolen. The unit is fine, but the area has too much crime at all hours, u feel like you have to watch your back.
