The staff are friendly. The room is very nice and clean. With 2 bedrooms and an extra pull out sofa bed which can accommodate 6 people. The suite looks newly renovated with a mix of modern and vintage touch. The high vaulted ceiling in the living room area opens up the space. Nice loft with washer and dryer. The gas fireplace is beautiful, made out of bricks. Love the open concept, the tiny island in the kitchen, the balcony outside and the rooftop with patio table and chairs and a BBQ grill. Kitchen is fully equipped. Wifi is free and fast. Location is in the heart of downtown which is awesome and everything is a close walking distance. However, the suite has no AC and tends to get very warm during the day. Also, the signage is minute and therefore is hard to find. Although, parking is free before 9 am and after 6 pm, on-street parking downtown in front of the hotel is a struggle, especially during midday. Otherwise, you have to pay $10/night for parking at Best Western Valet service which is only a block away from Royal suites. Overall, our stay was amazing. Satisfied guest!

We have stayed here twice now. For a week each time. The staff (Michelle and Leanne) are great, always friendly, and helpful. The suite is large and airy. Lots of room for us and 3 kids.I really appreciate the in suite washer and dryer, I suggest using it during the day as they are in the loft closet and a bit noisy. The location is close to Chinatown and several other touristy places. So you don't always need to use your vehicle. We took a water taxi over to the Empress and then walked to the BC museum and Parliament building. You can find parking in the area, but it was easier to just use the valet parking at the Best Western. There is a bbq on the rooftop and a lovely deck up there when the weather is nice.I'm sure we will be returning each year.

Very nice accommodation and great location for walking around. Small concern is night noise but it is a city after all. Also a lot of homeless in the city but not a concern near the suites.

Rooms are nice and spacious , the only downside is when travelling with little ones (that are loud). Even though there aren't many suites, it's a little worrisome when they're noisey or hyper!Walls are somewhat thin, and you can hear everything, especially if you're on a lower level and someone above is moving a chair or furniture around. But Loft suites are always fun!!Staff and super friendly and very quick on their feet! Always smiling and makes the entry way extra welcoming.Lots of little shops and restaurants around, highly recommend Indian Aroma if you're into that cuisine!!! *drools*

This is a timeshare location not a hotel. It was clean, centrally located and the condo itself exceeded expectations. Very fancy! The other reviews said it didn’t have ac but ours did so they must have added that. The rooftop was great view at night. The kitchen comes stocked with more pots and pans than I own at home! Although, we never ended up using it - there are a bunch of restaurants and cafes nearby. We came by ferry from WA and rode bikes to Sidney and back for the day, explored around the city of Victoria the other days. I would come back again, had a great time. Staff has limited hours so best for those that are self sufficient. We never needed help during our stay so worked well for us.

Central location, spacious rooms, and a full sized kitchen. Loved the space and how it was a loft. I liked the brick detail on the wall, large windows, and fireplace. Also appreciated the tv downstairs and upstairs. The bathroom lighting was also nice. There's only a shower, but it's large. There was plenty of closet space downstairs and in the upstairs loft. Washer and dryer was also in the room. There was also a skylight. There were much more features than we used, but it was nice to have and could be good for a future visit. Overall, a great place to stay and staff were friendly!

Needs more than one washroom. Windows need updating. Staff is friendly and helpful. It would be nice if they put a parking lot next door where the burned down building was.

Stayed 3 nights in a top floor room (3rd story). The halls are thin, but the tall ceilings help ease a feeling of being squished. Location is an easy flat walk from the ferry, but a small unassuming entrance that feels like a secret entry. The staff is lovely, the rooms are clean and very well kept. Our room has a loft with a bed and washer/dryer in the closet. The main floor has a bathroom, one bedroom, and a small kitchen with a full fridge, small dishwasher, oven with electric range, and a floating island. The living room has a fireplace and tall windows in a vintage brick wall. Our only slight letdown was all the nearby recommendations were guest based and organized via post-its on a wall near the lobby. The recommendation binder was hand written by guests, too, which made it tricky to skim through and find a good dinner or activity fast. The WiFi was fast and reliable, however, so we just used that.

Terrible process checking in and checking out. Do not recommend if you have children. Hard to find hotel (poor signage). No hotel parking so have to drive until you find available space on street in downtown Victoria (you can guess how easy that is). Had to walk with baggage and toddlers for blocks. Front door locked and no answer when we arrived for first 30 minutes. Entrance hallway very narrow for stroller or wheelchair.Room is nice with cute kitchen and loft bedroom. Lovely brick walls inside make the room feel cozy.Good location as it is in downtown Victoria. No AC.

The room was very clean and trendy. A full kitchen with everything you need to make your own meals. The loft upstairs gives lots of room however is a little warm unless you leave a fan running. Great location within walking distance to downtown, restaurants, and Chinatown. The heritage building makes for a lovely get away. Love the brick walls!
