Amazing building to live in! Been living here 6 months and it's just great. The building manager Jeremy is very friendly and nothing is too hard for him to handle. The aprtment is very well equipped and the facilities are incredible. Will stay here for years, for sure!

One of the worst managed apartments in Vancouver. While there are some good tenants who are just struggling to find a decent place in the city to live, others are left to their own devices and destroy the property while the resident manager and property owners turn the other cheek. If you should choose to rent here be prepared to be forced out of your home in the middle of the night by the fire alarm constantly being set off mysteriously. On the hot summer evenings you'll have to keep your windows closed because of the inconsiderateness of the pot heads and the smell drifting up into your apartment. You'll also get used to that pot smell greeting you in the elevators and the parkade.Don't bother seeking any maintenance on your unit because you will be waiting forever before you can contact the resident manager who always seems to be missing in action. Once you do get some response to your maintenance request, you will either be blamed for the problem or told that there is nothing wrong. Leaving you so frustrated that you'll end up just attempting to fix the problem yourself. My advice after experiencing the best of these apartments, is rent elsewhere. It's just not worth the grief.

Constant harassment and slumlord policies. This is the worst value for your money in Yaletown. It is a well disguised ghetto. There are constant suite inspections, i wish i kept all the notices but I believe I'm not the only one who feels this way on Yelp about this building. There are yelling protestors every Saturday. The building is not maintained well, or secured. Our car(s) have been broken into twice, our bicycles have been stolen several times in the secured" underground. Our whole car was actually stolen out of the parkade once

So many deficiencies from the structure up.- Pipelines shut down here and there randomly causing irrigation issues.- Hot/cold water interchanging internally that took months to address.- Slow response to repairs etc., except when there was a significant water leak that affected their retail tenant at the bottom floor (leaked from 7th floor and down!!!)- Fire alarm blaring at random times for months sporadically, the intercom/electrical systems partially busted and non-functioning for 5+ years now.I get that these deep structural issues are expensive to fix but the degree of degradation that has accumulated in the last 12 years I've lived here is significant. Lot of attention is given on trying to catch airBNB violators (which is fine), trying to sneakily change parking fees (not allowed as per RTA) but perhaps equal attention to tenants' needs, routine maintenance that will keep their repair bills lower in long run, will be a more balanced approach?
